Mr. Eagle says the firm consid- ered leasing elsewhere before decid- ing to sublease in its own building. “This was a solution that works for us,” says Mr. Eagle.“We love be- ing in the Union Square area.” Binder, meanwhile, will leave Manhattan by moving into 19,000 square feet at 33-00 Northern Blvd. in Long Island City, Queens, in June. The asking rent for the deal, which runs for nearly 13 years, was about $25 a square foot, sources say. FIFTY YEARS AGO, “Made in NY” was about as ubiquitous as “Made in China” is today. The end of that story is familiar to any New Yorker who has ever watched an abandoned factory morph into a restaurant or condos.Economics changed: Rising labor and land costs made it nearly impossible to run a prof- itable manufacturing operation here. The key word is nearly. Although manufacturing in New York City has been in decline for more than 30 years, about 7,000 companies survive (and some even thrive), employing more than 80,000 locals. The companies that remain, or that started after the eco- nomics of manufacturing changed, are often perfectly suited for life in the city.Though manufacturers may have a reputation for being stuck in the past, these companies are taking advantage of the city’s high costs, density and richness as a market. Crain’s looked at five successful small manufacturers to see what lessons could be gleaned about operating in a recession- ary climate in New York City.Their stories begin on Page 12.
