The farm comprises a range of livestock buildings and a mixture of arable and pasture. Tenders close at 12.00 noon on Tuesday 27th August 2019 and must be received in writing by Edward Buckland Ltd at Crusader House, Newham Road, Truro, Cornwall, TR1 2DP. A Tender Form is available with these details. Please note: Land & farm buildings only. Trevarrick Farm, Gorran, St Austell, PL26 6LS THE LAND The land totals 155.07 acres (62.76 ha) of which 145.52 acres (58.89 ha) is either pasture or arable. The land is classified as a mixture of Grade 2 and 3 on the Agricultural Land Classification maps. The land has historically all been in long term leys, however the northern block has recently been ploughed and a crop of maize grown. The successful applicant will be permitted (subject to getting the necessary consents) to break the land that has not recently been ploughed and include it within an arable rotation. The land is served by a mixture of natural water and some fields have troughs served off a mains supply. Sub meters come off this supply for other properties and are recharged accordingly. The Ingoing Tenant will take over the mains supply. FARM BUILDINGS 1. REPAIRS The holding will be let on a full repairing basis with all obligations resting with the Tenant. The Tenant will however only be required to keep the buildings in no worse a condition than at the commencement. BASIC PAYMENT SCHEME The Landlord will make available to the Tenant prior to the 15th May 2020 the Basic Payment Scheme entitlements for the Tenant to use whilst in occupation. These entitlements should be factored into the rental value and will be returned to the Landlord at the end of the term. ENVIRONMENTAL STEWARDSHIP/COUNTRYSIDE STEWARDSHIP SCHEMES There are no current schemes on the holding. If a successful applicant wished to enter the holding into a new scheme this would need to be agreed with the Landlord. OCCUPATION Available for occupation from 31st October 2019 until 29th September 2023 - early entry on the pasture possible. LEGAL COSTS The ingoing Tenant to pay a contribution of £500 plus VAT associated with the drafting of the Farm Business Tenancy.
