The location of the petrol filling station in close proximity to residential properties would lead to a loss of residential amenity to occupiers of those properties, contrary to policy S1 of the Local 299 Plan;�2. The proposed development would not provide a high standard of design, contrary to policy BE1 and S1 of the Local Plan, and�3.
