FIFTH PARTIAL REVISION TO THE LAND USE PLAN, PROPOSED AMENDMENTS TO THE AUTONOMOUS MUNICIPALITY OF SAN JUAN LAND ZONING MAPS

For information to the general public and pursuant to the dispositions of Article 13.008 and 13.010 of Law No. 81 from August 30, 1991, as amended, known as the “Autonomous Municipalities Law” and Law No. 170 of August 12,1988, as amended, known as the “The Commonwealth of Uniform Administrative Procedural Law”, 3 LPRA, sec. 2101 et. seq., it is notified hereby that the Planning and Land Use Office of the Autonomous Municipality of San Juan will hold public hearings on:

DATE TIME AT May 1, 2017 10:00 A.M. The Permits Office Municipality of San Juan 130 Ave. De Diego, Esq. Calle 54 SE Trilito Building, 4th Floor ISSUES TO BE DISCUSSED: Urb. La Riviera, Río Piedras, PR Proposed amendments to the Land Zoning Maps

1. To change land use zoning to plots located at Barrio Norte, including the Plaza Las Américas plot, the Tres Monjitas Industrial Park area, the Nuevo Centro de San Juan sector and the immediate surroundings of F.D. Roosevelt, Muñoz Rivera and Ponce de León avenues. This plots of land are found in the 5D, 6C and 6D pages of the current San Juan Land Use Zoning Maps. The proposal is to adjust the zoning to the current land use for the following seventeen (17) properties whose registry numbers are: 062-048-826-11, 062-048-826-06, 062-000-004-59, 062-020-606-01 (partial), 062-039-937-03, 062-020-610-03, 062-030-077-02, 062-030-077-01, 062-030-078-01, 062-000-005-68, 062-030-640-09, 063-031-639-03, 063-001-001-01, 062-050-827-03, 062-050-827-04, 062-050-827-05 and 062-050-162-11.

2. To change the land use zoning of the nine (9) plots at the location of “Ramallo”, a property of the Autonomous Municipality of San Juan. Right now, the area is considered a Rural Developed District (Suelo Rústico Poblado, or SDR in Spanish). Since it is an industrial area, we are considering changing its land registry to Industrial District, light industrial designation (I-1), Industrial District, limited light industry designation (IL-1), or Industrial District, heavy industrial designation (I-2), this way updating its urban use zoning to the current land use classification as established in the Puerto Land Use Plan. The plots are included in the 17C and 17D pages of the San Juan Land Use Map. These properties are registered with the following numbers: 171-000-005-98, 171-019-153-18, 171-019-153-20, 171-019-153-21, 171-019-153-22, 171-019-153-23, 171-029-153-24, 171-029-153-25 and 171-018-153-26.

The proposed Zoning Maps changes will be available during business hours from April 10, 2017 at the Planning and Land Use Office, No. 1050 Ponce de León Avenue at the corner of Blanco Romano Street; Santurce Urban Center Office-1550 Ponce de León Avenue, Río Piedras Urban Center Office- Rio Piedras Public Market, De Diego Walk #109; San Juan Historic Center –City Hall, Luna Street 1st Floor, and the Condado Urban Center Office-1312 Ashford Avenue with Cervantes Street and at the Permits Office 130 Ave. De Diego, Esq. Calle 54 SE at the Trilito Building, 4th Floor, Urb. La Riviera, Río Piedras, Puerto Rico.

Any person, entity, citizen, association, and/or corporation interested in information about the proposed amendments to be considered at the public hearing, can obtain it by visiting the aforementioned offices.

INVITATION TO THE GENERAL PUBLIC:

All landowners that reside within municipal limits, governmental organisms, and the general public are invited to participate at the hearing and submit written recommendations. Pursuant to the dispositions of Law No. 170 of August 12, 1988, recommendations must be submitted within 30 days of the submittal of this notice to the Planning and Land Use Office, P.O. The Planning and Land Use Office acknowledges receipt of the comments received via email within two working days of receipt thereof, in accordance with the dispositions of Section 2.1 of the Law Number 170.
