2 Liberty Place Electronic Tenant® Portal Created on August 25, 2021 Building Amenities: Liberty Place Two Liberty Place is connected to The Shops at Liberty Place via the South Lobby or 16th Street. Access to the 290-room Westin Hotel is available through the Shops or its driveway entry on 17th Street. The property is also located in close proximity to some of Philadelphia's premiere hotels and restaurants. It is also conveniently located to several of Philadelphia's national historic buildings/locations. Though primarily an office building, top floors 40 - 57 were converted to luxury condominiums known as The Residences at Two Liberty Place. These condominiums are among Philadelphia's highest and most-exclusive residences. Building Operations: Building Management The Office of the Building is located in Suite 2650 and is open from 8:30 a.m. to 5:00 p.m., Monday through Friday, except national holidays. Should you have an emergency problem after hours, please call the Lobby Reception Desk at (215) 568-1257. The security officer on duty will contact the appropriate staff member. Building Operations: Building Hours and Holidays Two Liberty Place is open for normal business operation from 6 a.m. to 6 p.m., Monday through Friday, except National Holidays. Air conditioning, heating systems and elevator service will be available during these times and on Saturday from 6 a.m. to 1 p.m. For information on how to access the Building after hours and on Saturday, Sunday, or Holidays, please see the After-Hours Access section of this handbook. HOLIDAYS The Building will be closed in observance of the following national holidays. If you plan to work on holidays, weekends or after hours and will require air conditioning during that time, please remember to enter the request within the Service Request System. Please be advised, all past due payments will be subject to a late fee in accordance with your lease. For inquiries on where to direct payment, please contact the Office of the Building at (215) 568-4055. Building Operations: Tenant Contacts We ask that each Tenant customer appoint one contact in the company to collect requests from employees and direct them to the Office of the Building. This Tenant Contact may also serve as a tenant representative, acting as a liaison to the Office of the Building to receive notices, updates, general building information, as well as an emergency contact. By utilizing a single point of contact, duplicate requests are eliminated, enabling the Office of the Building to respond efficiently. Once the individual(s) are appointed, the Office of the Building will issue username and password credentials so the Tenant Contact can submit service order requests. Service orders should be submitted through the Service Request System. Building Security: Overview Building Security is a 24/7 operation. For emergencies please contact the Lobby Reception Desk at (215) 568-1257. Building Security: After Hours Access Access card keys are needed to enter and exit the Building on Saturday, Sunday and after business hours. ENTERING AFTER BUSINESS HOURS Only tenant occupants with building access cards will gain unrestricted entry to the Building after business hours and on weekends. Should tenants expect visitors after business hours, a guest list must be delivered to the security officer at the Lobby Reception Desk. Building Security: Building Access BUILDING ACCESS SYSTEM Two Liberty Place maintains a card reader access control system paired with Main Lobby security turnstiles in an effort to limit unauthorized access to tenant spaces. HID proximity access cards programmed by the Building are required to clear the Main Lobby turnstiles and enter the ground floor elevator vestibules. The Office of the Building will provide an initial allotment of Building access cards to the Tenant Contact for distribution to each of that tenant’s employees. Lost or damaged cards are replaced at cost. Cards are tied to individual tenant employees, so changes in staff should be communicated to the Office of the Building and the corresponding Building access cards returned for de-programming. If there are any questions regarding the system, please contact the Office of the Building at (215) 568-4055. BUILDING ACCESS HOURS Normal hours at the Building are 6 a.m. to 6 p.m., Monday through Friday. Below are sign-in procedures to ensure efficient processing of visitors and guests: 1. Lobby Reception Desk - All visitors and guests will need to show valid identification to the security officer on duty at the Lobby Reception Desk. Those visitors who are pre-registered by a Tenant Contact - by means of on-line registration or advance delivery of a guest list to the Security Reception Desk - will be issued a temporary access card, cleared through the security turnstiles and directed to proceed to the appropriate office floor. A visitor not pre-registered will be asked to remain at the Reception Desk while the security officer confirms that person’s arrival with the applicable Tenant Contact or tenant host. Only following such confirmation will the officer print an access card for the individual and clear them through the security turnstiles. Tenant occupants that misplace their access cards will need to present ID at the Reception Desk. The security officer on duty will cross-check their name and company in the building security computer registry to confirm access clearance. 2. Freight Area Security Desk - All couriers and contractors will sign-in, show valid identification and be given a temporary visitor pass. The security officer will then call the tenant/general contractor to announce their arrival and confirm access clearance. 3. Security Supervisor - Two Liberty Place employs two security supervisors. These individuals direct the above procedures and will assist in any way possible to ensure prompt and efficient processing of visitors, couriers, and contractors. Building Security: Deliveries Routine small deliveries may be made between 8:00 a.m. and 5:00 p.m., Monday through Friday. Because the Building shares a loading dock with other Liberty Place entities, large deliveries should be scheduled in advance by contacting the Office of the Building 24 to 48 hours before delivery or by completing the TWO LIBERTY PLACE BUILDING ACCESS REQUEST FORM. Please provide the Office of the Building with an access request form prior to scheduling any deliveries to the Building. Please notify your delivery company of our building delivery requirements in advance to avoid any unnecessary delays. Building Security: General Office Security Security Checklist The following is a list of general office security suggestions, which are offered to you as an aid in establishing your internal security procedures: Restrict office keys to those who actually need them. Keep complete, up-to-date records of the distribution of all office keys. Establish uniform procedures for collecting keys prior to the termination of employees. Establish a rule that keys must never be left unguarded on desks or cabinets. Require that filing cabinet keys be removed from locks and placed in a secure location after opening cabinets. Prevent unauthorized personnel from reporting a lost key and receiving a replacement. Ensure that a responsible person is in charge of issuing all keys. Store keys systematically in a secured wall cabinet of either your own design or one that conforms to a commercial key control system. Insist on identification from repairmen who come to work in your office. Clear all desks of important papers. When working alone in the office at night, secure all entries to prevent others from entering. Keep the police, fire department, and building security telephone numbers posted. Double check to see that all doors are securely locked before you leave. Suspicious Persons If you see suspicious or offensive persons in the building, please call the Office of the Building immediately. If possible, make note of appearance, clothing, etc. in order to assist Building security in locating them. Please be aware of strangers in your Tenant areas and halls. Quite often a question such as “May I help you locate someone?” will be enough to deter a potential thief. Suspicious encounters of this type should be reported to the Office of the Building immediately. Building Security: Keys If you require your space to be re-keyed, or additional keys for your office(s), our Building locksmith will be called and any resultant charges billed to your account. All keys must be keyed to Landlord’s master key system and should not be duplicated.
