Dear Mr Isbell,

Erection of 1no. dwelling, cart lodge and creation of vehicular access. Abbots Lodge, The Street, Drinkstone, Suffolk IP30 9SX Submission of Reserved Matters pursuant to Outline planning permission DC/18/05409

I am instructed by Mr and Mrs J Beard to submit an application as described above. The application seeks approval for the appearance, scale, and layout of the dwelling together with the landscaping of the site. The means of access to the development was approved under the outline planning permission.

The application comprises this letter together with the following drawings:

Application form and certificate: Drawing 762-2a-001 Site and Block Plans; Drawing 762-2a-002 Proposed Floor Plan and 3D CGIs; Drawing 762-2- 003 Proposed Elevations; and, Drawing 762-2a-009 Site Analysis

The pattern, spacing and layout of the development follows the indicative layout plan which accompanied the outline planning application. The scheme has been carefully and sensitively designed to provide an attractive environment for future occupiers and to achieve a satisfactory relationship with Abbots Lodge.

The proposed dwelling is a bespoke design. Its internal layout and its orientation on the site have been designed to make maximum use of natural lighting to primary living spaces wherever possible.

The proposal accords with the objectives and criteria of Local Plan policies GP01, SB02, H3, 15, H16, HB01 and Drinkstone Neighbourhood Plan policies DRN1, DRN2(i), DRN3(ii), DRN11 and DRN12.
