Library of Books Beach-Topia Welcome Binder: Tab B Page 3 of 14 AS OF: 03-27-2021 Introduction Welcome to Beach-Topia! We hope you have a fun, relaxing, and memorable experience! It’s our intent to make this beach house worth coming back to and we appreciate any feedback! Our Story: We live in Washington, DC, and wanted to expand to the Outer Banks. We have often thought of investing in the Miami area, but decided to look around in the Eastern shoreline. So instead of staying in DC for the 2021 Presidential Inauguration, we packed our bags and headed to the OBX (the Outer Banks). Since it was off-season, we rented a beach house, contacted a realtor, and looked at twenty properties. We narrowed our selection to Beach-Topia. We immediately made an offer and after some back-and-forth, the seller accepted. After all of the inspections and due diligence, there are no termites, no issue with the survey, but needs work. As in any real estate purchase, the inspections resulted in immediate, short-term, and long-term needs. It was a scramble to solicit quotes, schedule repairs, contend with COVID-19, and devise a plan, all before peak season for beach houses. What’s New: From the time we returned home, after ratifying the contract for purchasing Beach- Topia, we immediately started preparations. We already knew what items the house desperately needed, nice to haves, and before you knew it, a 16’ rental truck was needed. Below is sampling of what’s new for 2021: • Samsung Smart TVs in each Bedroom and Living Room o This enables guests to use various streaming apps to access their preferred networks, like Netflix, Hulu, Amazon Prime, and Pandora. o The house internet, Wi-Fi, telephone, and basic cable are provided by Spectrum. Guests should use the “Spectrum App” on their TVs to access the cable service. • Blu Ray DVD Players o One is installed in the Living Room on the top floor and the other in the Nags Head/Media Bedroom on the middle floor. o A collection of DVDs can be found in the left bookcase cabinet in the Living Room for you to enjoy during your stay. • Kitchen and Laundry Appliances o All kitchen appliances have been replaced with stainless steel appliances. ▪ The new refrigerator has 2 ice makers! o The second white Whirlpool refrigerator, which also has an ice maker, will be relocated in the Fall. • Dining Table Set o Extended dining table. o The dining set has 8 chairs (extra white chairs are staged in bedrooms if needed). • Outdoor Furniture o Several white Adirondack chairs, end tables, rope swing, and more! • Pillows and Bedding o New pillows throughout; all enclosed in protective covers. o All top mattresses have protective covers and all beds have new mattress pads. Beach-Topia Welcome Binder: Tab B Page 4 of 14 AS OF: 03-27-2021 o Please see Twiddy’s messaging about COVID-19 on their website and their recommendation to stow comforters, bedspreads, and blankets. • Kitchenwares o New small appliances, 2 different coffee pots (e.g., drip and pods), new cookware, utensils, pots/pans, silverware, glassware, etc. • Sleeper Sofa o The previous full-size Futon in the Nags Head Media/Bedroom was broken and has been replaced with a queen-size sleeper sofa (which also has a mattress cover). • Decora Light Switches and Receptacles o Replaced throughout the house; all receptacles are tamper-resistant for children. o The top floor has several dimmer switches. o The circuit breaker for each is written on the backside of the plate. o Several GFCI and USB receptacles throughout. • Games o We added some outdoor game options (e.g., horseshoe, cornhole, yard dice, bocce ball, and a basketball).
