Ibiza capital y la tinerfeña Adeje alcanzan precios medios superiores a los máximos del ciclo anterior. La compraventa de viviendas en la costa se incrementó un 3,5% en 2018. La mejoría en los mercados residenciales de costa se ha extendido a más zonas del país durante el último año, al tiempo que ha continuado la absorción progresiva del stock de obra pendiente de venta.

    Extended Papers Costa española 2013 Se aborda en este informe el estado actual del mercado inmobiliario de vivienda en la costa española, con especial atención al destinado al turismo residencial. Conocido también como “sector de vivienda vacacional” o “turismo inmobiliario“, este segmento tiene como destino principal la población no permanente que demanda una segunda vivienda para pasar sus periodos de ocio, siendo necesario distinguirlo del sector turístico comercial (hoteles, apartamentos turísticos, campings, etc.). En cuanto a la primera residencia en el litoral, cuya evolución ha sido en general muy parecida a la del interior, hay que destacar que inciden en ella particularmente los inmuebles adquiridos por jubilados, tanto nacionales como extranjeros, destinados a servir de vivienda habitual. En este documento, tras una breve descripción de las principales características de cada una de las costas españolas, se analizan sus núcleos residenciales costeros más importantes. Cuál es la situación actual de la oferta (tanto en el mercado de obra nueva como en el de segunda mano) y la demanda, así como la evolución de los precios en el último año, son aspectos también abordados. Por último se alude a la normativa urbanística recientemente aprobada o en redacción que pudiera influir en el desarrollo inmobiliario de la zona y se comenta el estado de los proyectos de infraestructuras y servicios que posiblemente favorezcan la atracción turística. El mercado inmobiliario se halla influido por numerosos factores de índole local, cuyo estudio pormenorizado resulta fundamental.
