With the geographical benefit of being situated near the Osaka metropolis, Toyonaka City has long been developed as a high-quality residential town. It is also a place with easy access, where highways and railways cross, and borders the Osaka International Airport. Universities and other educational facilities are also located here. To encourage the establishment of a multi-cultural society, Toyonaka City is working on protecting the human rights of foreign citizens and supporting their daily lives, based on the Toyonaka City Multicultural Symbiosis Plan issued in 2014.

About This Guidebook(このガイドブックの使い方)

In this single guidebook we collected helpful information for a foreign citizen to lead a comfortable life in Toyonaka City. Please keep it handy and check it whenever you have a question or a problem. Location Notification System (位置情報通知システム) Toyonaka City Fire Department introduced a Location Notification System which automatically locates the settled or IP phone that is making the emergency call. However, this system cannot locate most cellular phones. If you are making the call from a cellular phone, please check the location beforehand and try to describe it accurately.

(※1)If your period of stay expires within one year after your departure, be sure to re-enter Japan before the expiration of your period of stay. On your departure with Special Re-entry Permit, be sure to show your Resident Card or Special Permanent Resident Certificate. You may not extend the special re-entry permit while abroad. Please note that you will lose your resident status and have to obtain a new visa to enter Japan, if the validity of your special re-entry permit expires.

Lease Contract(賃貸契約について) *Hosho-nin (Guarantor): If you cannot pay the rent, the guarantor must pay instead. In most cases, it is better to appoint a Japanese guarantor. *Rei-kin (Key Money): Non- refundable. This money is paid to the landlord as a token of gratitude.

*Shiki-kin (Refundable Deposit): This is the money left with the landlord as

security for your rental payments. Usually, the money is returned to you when you move out. However, if you don’t pay the rent or if you damage the property, this money will be appropriated to cover the rent or the amount of the repair cost and the remainder will be returned to you. *Chukai-ryo (Realtor’s Service Fee): Commission paid to the real estate agent. (Around half of one month’s rent. It is sometimes one month’s rent.) *Period of Lease: Generally for 2 years. When renewed, the rent may be increased. *Rent: You must pay the monthly rental fee in advance, by the last day of the previous month.

*Maintenance Fee: This is to cover the maintenance expenses of communal areas.

This is sometimes included in the rent. *Terminating the Contract: You must give advance notice (normally one to two months) to the landlord in accordance with the provisions of the contract. If you move out without giving notice, or if you give notice just before moving, you might have to pay an additional rent.
