Kennick and Christow are also easily accessible being 2 miles South and 3 ½ miles East of the land respectively. The land is well positioned on either side of a hard-wearing farm track which leads from the small community of Westcott in the North to the Southern roadside. The land has been historically separated into various enclosures by stone walls and banked hedges which are still present but a ring-fence comprising wire stock netting and two strands of barbed wire has been erected in recent years, allowing livestock to graze the full extent of the ground. The land extends to approximately 74.49 acres of which about 9.5 acres is deciduous woodland or rough grazing with stones. The remaining 65 acres is currently under permanent pasture although many enclosures have been used grow arable crops in the past. Electricity There is no electricity connected to the property. On reaching Moretonhampstead, take the B3212 East signposted for Dunsford and Exeter. Follow the road for approximately 2 miles and take the second right at Cossick Cross. Follow the lane straight on past Blackingstone and a coniferous plantation on the left. The land at Westcott is located after the woodland and can be identified by a double gateway on the left hand side. If you have agreed an appointment to view the Land, it is at this point that you will meet a Rendells’ Agent. Alternatively, follow the road from Moretonhampstead towards Exeter and turn right after Doccombe, signposted “Westcott”. Follow the lane around to the right at Lower Westcott Farm and continue to the unmade farm track, keeping the stone garden wall of Higher Westcott Farm on the right.
