The MassHousing Rental Housing List About MassHousing MassHousing is an independent authority that was created by the Massachusetts state legislature in 1966 to finance the creation and preservation of affordable housing. We make loans to real estate developers and apartment complex owners to build new units or rehabilitate existing ones. We also provide some limited oversight for thousands of other subsidized rental apartments that were financed by the U.S. Department of Housing and Urban Development. While MassHousing has provided the financial resources for thousands of rental housing units, we do not manage these properties on a day-to-day basis. All of these properties are privately managed, and anyone wishing to rent an apartment at a property financed or overseen by MassHousing must contact the appropriate management company. About this List This book contains detailed information on the more than 800 properties financed and/or overseen by MassHousing. Note: This book does NOT include information on vacancies, waiting lists or the application process; for that information, you must contact a property’s site office. How the List is Organized Properties are arranged by city/town, and alphabetically by property name. Listings by City/Town contain the following information: Site Address Site Office and Management Company Contact Information Apartments by number of bedrooms, type (family, elderly, accessible). Section 8 Developments At the back of this book is a listing of apartment communities with Section 8 subsidies. It is a subset of the overall housing list. The contact information for the management offices can be found in the individual property listing in the main body of this book. Special Note to Housing Providers/Advocates This book will help you determine which properties have project-based subsidies and which have been financed by MassHousing: Developments with a check mark in the column labeled Project-Based Subsidies have units with project-based (Section 8 or MRVP) subsidies attached. Applicants do not need a tenant-based (or mobile) subsidy or voucher for these units. However, regular waiting list procedures and eligibility income limits (www.huduser.org/datasets/il.html) still apply. Developments with a check mark in the column labeled MassHousing Financed have been financed by MassHousing. For those developments that are not labeled MassHousing Financed, MassHousing provides the Section 8 contract administration on behalf of HUD. Please note that MassHousing only offers rejection conferences to applicants rejected for admission to MassHousing-financed developments. Applying for an Affordable Unit For information on vacancies, waiting lists, eligibility requirements or the application process, you must contact the property’s site office. Each property in this Housing List maintains at least a portion of its units as affordable to area residents. Please note that the demand for affordable units is high, and there are long waiting lists for affordable apartments. Who May Apply for Affordable Units Apartments are available regardless of race, creed, color, or national origin, and are subject to federal and state fair housing regulations. No one may be refused the right to apply to a waiting list unless it is closed for a particular unit size or type. The property manager must post a notice indicating an individual’s right to call MassHousing to verify a waiting list closure. Affordable apartments are subject to household income and family size regulations. Eligibility requirements vary by location. To see if you are eligible to apply for an affordable unit, contact the property’s site office. Income and Rent Limits Income and rent limits are available at www.huduser.org/datasets/il.html and www.huduser.org/datasets/fmr.html, respectively. Other Affordable Housing Resources The agencies and organizations listed below may be helpful in your search for affordable rental housing: Local housing authorities in most cities and towns build and rent apartments for low-income and elderly residents, and administer the Section 8 voucher program. Call your town office or go to www.mass.gov/dhcd/publications/howto.htm#LHAs. For a list of regional non-profit agencies that work in affordable housing, visit www.mass.gov/dhcd/publications/howto.htm#RN-Pas. The Citizens’ Housing and Planning Association (CHAPA) encourages the production and preservation of affordable housing for low-income people and families. Visit www.chapa.org or call 617.742.0820. The Massachusetts Department of Housing and Community Development administers the state’s public housing, elderly housing and rental assistance programs, and maintains a helpful resource titled, “How to Obtain Housing Assistance in Massachusetts.” Visit www.mass.gov/dhcd or call 617.573.1100.
