The Conservation Area was designated in February 1971 and includes most of the St. Andrew’s College, Bradfield campus. Note that the college is referred to as either ‘Bradfield College’ or ‘the College’ throughout this report. This document summarises the history of Bradfield College and the wider historic village and outlines the physical changes that have occurred over time. It also assesses the character and significance of the Conservation Area designation and includes an audit of heritage assets within the existing boundary. It concludes with an assessment of the management implications that arise and relevant policy recommendations regarding future works are provided. The Conservation Area Baseline Appraisal broadly follows the format of the Historic England guidelines for the designation, appraisal and management of conservation areas, which are set out in Conservation Area Designation, Appraisal and Management – Historic England Advice Note 1 (February 2016). This report contains two distinct parts. Part 1: Conservation Area Appraisal contains an introduction, relevant heritage statutory framework and guidance, overview history, an assessment
