These particulars are intended only as a guide and must not be relied upon as statements of fact. Your attention is drawn to the Important Notice on the last page of the text. Paddock House Paddock House is an excellent detached family house, one of three individually designed homes constructed by a well respected local firm of builders, Partridge Homes, in 1991. The house is built in a traditional style of natural Cotswold stone from the Farmington quarry and the well presented accommodation, which is arranged over two floors, extends to just over 2,500 sq ft in total. On the ground floor, a spacious hall provides a welcoming entrance to the property and provides access to all the principal rooms. Of particular note is the kitchen / breakfast room, an excellent sized room, which was refurbished only about two years ago. In addition to the reception rooms there are two conservatories and the one to the rear of the house, which faces south west and overlooks the garden, is of an excellent size and has a lovely maple wood floor. On the first floor the main bedroom suite is particularly generous, with a large double bedroom with windows on two aspects, a bathroom and a dressing room, which was originally designed as the fifth bedroom. The other three bedrooms are all doubles, one of which has an en- suite shower room and there is a family bathroom.

Situation Frampton Mansell lies about 7 miles west of Cirencester, to the north of the A419 Stroud to Cirencester road, and it is set in very attractive countryside, overlooking the precipitous, well wooded, valley of the River Frome. The main road bypasses the village and Frampton Mansell is therefore relatively free of through traffic which enhances its peaceful, rural character. The village lies within the Cotswold Area of Outstanding Natural Beauty. Frampton Mansell has a church, village hall and an excellent pub, The Crown. Close by there are two other pubs, The Bell at Sapperton and The Daneway, and there is an exceptional farm shop on the main road called Jolly Nice. The nearby towns of Cirencester and Stroud provide a comprehensive range of shopping, educational and recreational facilities between them. Gardens and grounds The property is approached to the front via a wide cattle grid entrance, owned by Paddock House, which also provides a right of way access to two other properties. There is a large gravelled private parking and turning area in front of the house and in front of a detached double garage. An external stone staircase leads up to a carpeted room above the garage. The majority of the garden lies to the rear of the house, facing south west, and comprises of a large expanse of lawn interspersed with a variety of trees and bushes with an orchard area towards the far end. Within the garden there is a garden shed/workshop with electricity connected and a summer house. Immediately abutting the rear of the house there is a wide paved terrace with stone steps leading up between Cotswold stone retaining walls to the lawn. Services Mains water and electricity are connected. Private drainage. Oil fired central heating.

Fixtures and fittings All those items regarded as tenant’s fixtures and fittings, together with the curtains and light fittings, are specifically excluded from the sale. However, certain items may be available by separate negotiation.
