Land valuations overview: Whitsunday Regional Council

On 31 March 2021, the Valuer-General released land valuations for 15,183 properties with a total value of $2,945,902,925 in the Whitsunday Regional Council area.

The valuations reflect land values at 1 October 2020 and show that the Whitsunday Regional Council has increased by 9.6 per cent overall since the last valuation in 2017.

Primary production, rural residential and industrial values have generally increased overall.

While land values generally increased, there were decreases in some market sectors and localities.

The movement of land values varied across the region.

Residential land values have generally increased in Airlie Beach, Cannonvale and Shute Harbour.

The median value of residential land in Cannonvale has increased from $130,000 to $137,000.

Some localities such as Bowen and Gumlu reflected decreases in median values due to reduced demand for land.

Rural residential land Table 2 below provides information on median values for rural residential land within the Whitsunday Regional Council area.

Explanatory Notes:

Rural residential lands have increased slightly in value over the four year period since the last valuation was undertaken.

Demand from purchasers transitioning to rural-residential lifestyle properties within proximity to the coast was evident.

• Multi-unit residential land values in the decreased in Bowen, and received some minor increases and decreases in line with residential values within Cannonvale and Airlie Beach. • Industrial land values in the Whitsunday region generally increased in Airlie Beach, Collinsville; with slight increases generally experienced in Proserpine; and some reductions in the town of Bowen. • Commercial land values in the Whitsunday region generally remained steady, with some increases and decreases across most townships, with the largest decrease occurring in the township of Bowen. • Farming land has been comparatively stable, with some lower valued and mixed-use farm values pushed up by the increases in the grazing property market. Generally little change to the arable markets in the Bowen delta. • Sugar cane lands surrounding Proserpine Mill experienced minor changes due to water availability. • Strong livestock and commodity prices, limited supply of rural properties offered to the market, low interest rates and strong demand all contributed to significant increases for grazing lands in rural . • The increase in rural property values is despite ongoing drought declarations in many parts of the State.
