20200321 HFC Newletter March 2020 PROJECTS AT QUARTERLY NEWSLETTER. MARCH 2020 Actual image of Hiranandani Fortune City, Panvel Foreword 05 Our large-hearted podium 07 A view of the projects under construction 14 Handovers 32 Society formation - Apollo & Athena 36 Panvel - The next megapolis 40 Conveniences in the vicinity 44 Other projects by Hiranandani Communities 45 Actual image of Hiranandani Fortune City, Panvel Foreword A YEAR FOR TRANSFORMATION AT 2020 HIRANANDANI FORTUNE CITY Statuesque towers, hundreds of successful handovers, leasing services, an innovative school, owering plants, aromatic podium and ornate gazebos is a step in the right direction for the transformation of Hiranandani Fortune City. Soft-scaping across 60,000 sq.ft. of the podium area, 250 trees welcome homeowners in a very tranquil atmosphere. To date, we have completed over 400 handovers and Sector-A today, is alive with the sounds of interior décor for residents wanting to move in. As a value add, we have also set-up a leasing desk for patrons who wish to give their apartments on lease. Within the township, Hiranandani Trust School has commenced admissions for it’s second year. Yotta, a ‘Managed Data Center Service Provider’ will begin operations soon. Construction of towers that constitute Sector-C are in full swing and construction is as per schedule. With so many developments in the past months, we encourage you to call your Relationship Managers and visit the site to enjoy it’s true beauty. The Editorial Team, Hiranandani Communities Actual image of Hiranandani Fortune City, Panvel 04 05 Our large-hearted podium A ‘sight’ to behold. A ‘site’ to experience. The large 4-lakh square feet podium, which is a little bigger than three football elds is worth a visit! The stunning podium is the result of the massive collaborative eort by our architects, engineers and horticulture teams. Our patrons who have been visiting the project site to take possession of their apartments, or guests visiting the project, have taken a fancy to the colourful gardens atop Actual image of Hiranandani Fortune City, Panvel the podium. Here is an insider view on how we created the green haven… 06 07 The Hiranandani Group has always maintained a special tryst with nature, and one of its persistent endeavours is the curation of a native nursery that nurtures a minimum of three lakh saplings in each of its projects. The Horticulture Department passionately instituted by Dr Niranjan Hiranandani and led by Mr. Pravin More endeavours to create urban gardens that are sustainable, with the ability to green the township and encourage a better quality of breathable air for its residents and other stakeholders. Our very own Hiranandani Fortune City, Panvel, houses a beautiful nursery spearheaded on-site by our own, Mr. Green-thumb - Mr. Dnyanoba Gole. Responsible for the greening of our township, he has, with the support of the senior members of the Horticulture Department and the enthusiastic backing of Dr Niranjan Hiranandani, worked on the soft-scaping of 55,000 sq.ft. of the podium which includes 250 trees and a vast variety of owering shrubs and dense green bushes. Actual image of Hiranandani Fortune City, Panvel 08 09 Hues of blues, yellows, pinks, violets and whites are sprinkled throughout the sea of greens that we have come to love. With many varieties of shrubs shepherded in our own nursery, ‘Gole’ as he is fondly called has managed to nd that perfect concoction of imported varieties with the native ora. Irrigation systems, soil harvesting, and plant-root management have all been thought beforehand to deliver a product that stands true to the legacy of Hiranandani. A major challenge faced by our construction teams was to handle the ow of water judiciously. Paucity of it will result in drying up of ower beds and excess of it will damage the plants. To achieve a permanent solution, the construction team led by Mr. Pravin Mewada and guided by our head of construction, Mr. Cyrus Pitthawala and the horticulture team have come together to create an indigenous water irrigation system, that provides just about the right amount of water required for the ora on a daily basis. The system not only prevents excess water usage, but it also conserves about 60-70% daily water usage. Actual image of Hiranandani Fortune City, Panvel 10 11 On a technical front, the podium, has a mix of grass, owering shrubs, such as Zoysia Japonica, Cynodon Dactylon, Cassia Fistula, Brownea coccinea and some variants of bougainvillea. Strategically placed aromatic plants like Michelia Champaca, Cestrum Noctunum, Plumeria spp. and some varieties of cus have be planted to reduce odours. A few more exotic and rare species of owering plants have been added for the aesthetic value of gardens. The soft-scaping of the podium, that included mixing mud and fertilizers, creating mounds for short trees, plantations and grassing was carried within a span of 6-months. Seasonal plants that demand extra-care are nurtured at our nursery. In fact, we encourage all our customers to go visit the nursery. Gole and his team will be more than happy to welcome you and take you through the various saplings and the history of the native plants over a cup of tea! • The Year 2019 Was a Mixed Bag of Opportunities and Challenges for the Realty Stakeholders in Mumbai
Publication: 99acres.com Date: 11 th December 2019 Headline: #YearEnd2019: The performance of Mumbai real estate and the way forward Weblink: https://www.99acres.com/articles/yearend2019-the-performance-of-mumbai-real- estate-and-the-way-forward.html The year 2019 was a mixed bag of opportunities and challenges for the realty stakeholders in Mumbai. While the State government undertook scores of measures to improve the realty sentiment in the city, the intermittent demand from homebuyers and limited avenues for external funding posed numerous challenges during the course. From the increased Floor Space Index (FSI) of 0.5 percent to the establishment of Self-Regulatory Organisations (SROs) and the amendment of Maharashtra Housing and Area Development Act to expedite the construction of redevelopment projects in Mumbai , the Maharashtra government undertook various measures to augment the realty dynamics in the city. It also urged the inclusion of smaller projects under the Maharashtra Real Estate Regulatory Authority (MahaRERA) to ensure transparency and faster delivery of these projects. However, despite the various growth propellers in place, the realty market in Mumbai failed to register the desired growth in 2019. The market continued to struggle with unsold inventory soaring to almost two lakh units, negative cash flows and delayed project deliveries. Though the situation improved with respect to 2018 as the homebuyers made a U-turn into the market, the lower inventory offtake was worrisome. Lack of lenders and institutional investors impeded the construction activities and the supply of preferred residential units in the city. While Grade B and C category developers announced a few housing projects in the city fringes, Grade A developers sustained the market sentiment throughout the year.
