  • Living Downtown in Historic Buildings
Living Downtown in Historic Buildings Urban sociologists are strong advocates for the idea that high-density residential/retail/cultural districts are essential elements for a dynamic city in the 21st century. Since Houston has always aspired to be a dynamic city, it is taking this advice seriously and developing high-density centers. Downtown Houston is becoming a popular one by recycling historic buildings as comfortable places to live. In preserving these buildings, environmental concerns are also being addressed by preventing tons of building materials from being deposited into landfills. In 1993 the concept of residential lofts was introduced by the adaptive use of two buildings. There were two apartment units created in the 1889 W. L. Foley Co. Building (214 Travis Street) while the ground floor of the former dry goods store continued to be used for commercial ventures. Dakota Lofts (711 William Street) was carved out of the 1910 Bute Paint Co. Building, located in an area of older warehouses north of Buffalo Bayou. The Warehouse District became an artists’ haven as smaller buildings also provided housing units, such as the San Jacinto Lofts (915 N. San Jacinto Street) that were built into a 1914 warehouse. In 1995 the 1921 Hogg Building was redeveloped into Hogg Palace (401 Louisiana Street). With 80 units topped by a penthouse and rooftop garden, it was the largest adaptive re-use accomplished H ermann Lofts during these early years. In 1997 a long-awaited conversion occurred when the 1913 Rice Hotel—a legendary Houston establishment—was transformed into the Post Rice Lofts (909 Texas Avenue), containing 312 rental units.

  • Immigration Through Investment
IMMIGRATION THROUGH INVESTMENT THROUGH IMMIGRATION HOUSTON INVEST DOWNTOWN INVEST PROJECT SUMMARY HOUSTON The project will consist of approximately 240 units in an 8-story building. The plan comprises 3 floors of parking with 5 floors of residential units above. The project site is an entire Downtown Houston city block, Block 384, consisting of 62,500 square feet, or 1.4348 acres. The project is being developed in partnership with Allied Realty, a Houston based multifamily developer founded in 1985. Downtown Houston has implemented a tax incentive program to encourage residential development of the Downtown area of Houston. The project is eligible for the program and has been approved by the Downtown Living Initiative board. The program will provide reimbursement of 75% of the increase in property tax revenue associated with the development up to $15,000 a unit. PROPERTY LOCATION The site is located in Downtown Houston near the northwest intersection of I-45 & Hwy 59. The site is within close proximity to the Toyota Center, BBVA Compass Stadium, Minute Maid Park, Theater District and all of the downtown entertainment and hospitality venues. With over 800 million dollars in commercial development to be completed by 2017, the current residential unit capacity in downtown will fall short of satisfying the ever-growing demand. For this reason the City of Houston is welcoming needed residential projects like Block 384. EB5 INVESTMENT Job Creation: Our economists have determined that 319 jobs will be created for this project. The economic impacts were derived using RIMS II Houston final demand and direct effect multipliers. This is sufficient to meet the EB5 investor jobs requirement and provides a very safe 32.9% cushion for job creation, as we are only requiring 240 jobs for this project.

Headquartered at Rice University, the TeraNano PIRE Center is a renewal award through the National Science Foundation’s Partnerships for International Research and Education (PIRE) Program (OISE- 0968405). This grant is a continuation of our successful PIRE I award (OISE-0530220) that has sup- ported our research and education programs since 2006. Our renewal grant supports the expansion of a unique interdisciplinary U.S.-Japan research and education partnership focused on terahertz (THz) dynamics in nanostructures (TeraNano). By combining THz technology and nanotechnology, we can advance our understanding of THz physics while improving and developing THz devices. New discov- eries provide insight into the possibilities for novel electronic, photonic, mechanical, and magnetic de- vices that have huge potential for future technological applications including communications, medicine and computation.
