This property must be seen to be appreciated and offers spacious living throughout with excellent further potential to extend or develop on the generous plot. 53 Golf Lane Cover.indd 4 18/10/2019 16:29 KEY FEATURES Entering under a pillared canopy into the porch you are given access to a generous entrance hall. The entrance hall is light and airy and the space this house provides can be felt immediately, giving access to a large sitting room with bay windows looking out to the front and doors out to the rear garden. To the rear, the property has a lovely dining room and beautifully fitted kitchen, these rooms are divided by a hallway with a single door out to the rear garden terrace. There is great scope here to create a wonderful kitchen/breakfast room with bi-folding doors out to the rear garden if desired. There is a separate utility which provides access to the integral double garage, this could also become extra living space if required as there is also off-road parking for several vehicles. Leading off from the entrance hall, there is a downstairs cloakroom with a toilet and sink, and access to the stairs rising to the first floor. SELLER INSIGHT We have lived here for 34 years and it was the location and size of the house that first attracted us, as we had two young sons at the time. The large garden meant that they could play safely with their friends and our daughter completed our family the year after we moved in. We have all enjoyed living in such a lovely, family home,” recall the current owners. “The garden has had several makeovers and now features a pretty stream and waterfall running into a small pond which attracts a lot of wildlife. We really enjoy watching the birds taking their daily baths! There are several, sunny seating areas in the garden and this space has proved to be fantastic for hosting many family gatherings, christenings, BBQs and bonfire parties along with more than 60 guests. We love the flexibility of the outdoor space and the relaxing atmosphere it provides.” “We are lucky to live in such a friendly area with great amenities. There is a local surgery, library, Post Office, dentist, chemist, hairdressers, shops, local pubs, fish & chip shop and a takeaway all within walking distance. There are excellent school facilities in the local area which was important to us too. We are about 10 minutes from Leamington railway station which provides a great service to London Marylebone and Birmingham, and there is a regular bus service to surrounding areas, as well as a good retail park just 10 minutes away. Perhaps the icing on the cake though is Leamington & County Golf Club which is just a few minutes’ walk away. The club is over 100 years old and, as well as providing an excellent course, has a thriving social scene.” “It’s hard to choose just one favourite room as we use them all! We love relaxing in our sitting room which has been the scene of some wonderful parties and celebrations, whilst the dining room is great for more formal gatherings and especially Christmas lunch. The kitchen is the heart of the home and is ideal for everyday dining and the bedrooms provide the perfect place to relax in your own space.” “We have loved living here as it’s been a wonderful family home. Our children are now all grown up and have their own families, so it is time for us to downsize and let another family enjoy what has been our happy home for so many years,” conclude the current owners.* * These comments are the personal views of the current owner and are included as an insight into life at the property. Entering the frontage you are greeted with a large block paved driveway providing parking for several vehicles and a lawned area. The rear garden continues to impress and complement the interior living space and is beautifully presented. It can be accessed through patio doors from the dining room or from the gate at the side of the property. It has been lovingly maintained throughout the years by the current owners. There are three patio’s in different areas of the garden to catch the sun at various times of the day, there is a stunning raised terrace with glass balustrade, this area can be accessed through a single door alongside the kitchen.
