Guardian Building Event Space Rental Information GUARDIAN BUILDING EVENT SPACE RENTAL INFORMATION INTRODUCTION Event Information Thank you for considering The Guardian Building as a potential venue for your upcoming special event. We are currently accepting requests through October 31, 2020 and have several dates available. As a Downtown Detroit Landmark, The Guardian offers premier event space to host a variety of gatherings. This unique venue provides a beautiful backdrop to any event. It is guaranteed to exceed your expectations and impress your guests! The Guardian Building opened in 1929 as The Union Trust Building. This 486 feet, 40 floor building is made of almost 2 million custom “Guardian Bricks” and is sure to leave a lasting impression on everyone that attends your event. The amazing 5-story Michigan Mural was created by Ezra Winter and the Tiffany Clock provides a great background for photo opportunities on the Promenade. The Guardian currently provides two optimal formal event venue options: • The Guardian Club 32nd floor • Promenade Mezzanine – 2nd floor • 6th floor meeting rooms Sheets outlining space specifics, guest capacity, rental and amenity fees, as well as rules and regulations are included in this packet. Phone: 313.963.4567 Email: [email protected] Website: www.GuardianBuilding.com 500 Griswold Street | Detroit, Michigan 48226 | 313.963.4567 | GuardianBuilding.com JUST THE BASICS Event Information RESERVATIONS • Reservation requests should be submitted in writing to the Building Management Office a minimum of two (2) days prior to the requested date for meetings and four (4) months prior to the requested date for special events. • Requests may be dropped off to the Management Office (Suite 1600 on the 16th floor of the Guardian) or emailed to [email protected]. • Reservation requests are accepted on a first-come-first-serve basis. • Cancellations must occur at least one (1) business day prior to your reservation for meetings and ninety (90) days prior to your special event or you may be charged the minimum usage fee for the space. CATERING • It is the guest’s responsibility to provide any catering for their meeting. For your convenience a list of potential caterers is included in this packet. These are reliable caterers we have worked with in the past • Caterers must provide a Certificate of Liability insurance. The certificate should list 400 Monroe Associates, EDC Charter County of Wayne and Beanstalk Real Estate Solutions as additional insured. • Load in/Load out directions will be provided for your vendors in advance. HELPFUL HINT… • We strongly recommend working with an event coordinator and closely with the Guardian Property Management team to ensure the success of your event. ALCOHOL • If alcohol will be served, please be advised that any persons consuming alcohol must abide by the Michigan Liquor Laws. • Renters assume all responsibilities and liability and will hold the Owner harmless from any liabilities resulting from alcohol being served in the building. • Intoxicated persons and minors may not be served. • Alcohol service will be the exclusive responsibility of the Renter and Caterer. A Certificate of Liability insurance is required. Vendor must have either a liquor license or liquor liability insurance. Civil service ceremonies may receive special pricing based on your specific details. $500 Janitorial fee if excessive janitorial/porter services are needed. $100 for a ceremony rehearsal, and can occur the week of your wedding, Monday – Friday after 6pm. $75 per hour to add the 6th floor when booking the Promenade or Guardian Club. $100 flat fee to sign marriage documents on the 6th floor. $100 for one hour of roof access for photos, $500 for access for your entire event. HOLIDAY SCHEDULE: All costs will double on holidays. PRESENTATION / AV NEEDS All audio and visual needs are the responsibility of the event organizer. This includes DJ & Band equipment, speakers, microphones, presentation screen/laptop, etc. PROVIDING CLEAR DRIVING DIRECTIONS FOR YOUR GUESTS Extra consideration needs to be given to ongoing downtown construction. DIRECTIONAL SIGNAGE AS GUESTS ARRIVE This is signage inside the building/lobby. Poster signage on an easel works well and is recommended. DECORATIONS / EQUIPMENT RENTALS The Guardian Building does not rent decorations or equipment. These items will have to be provided by you or an outside vendor. Please see our vendor recommendation list. GUEST / VENDOR PARKING We suggest you provide a list and map of nearby parking structures for your guests. Information on Valet Parking is included in this packet, should you be interested in this option. Please see our vendor recommendation list. AN ON-SITE EVENT CONTACT IS REQUIRED Please provide contact name, title and cell phone number.     Guardian Building National Historic Landmark (See Map Attachment D; see Figures 48-49) The Guardian Building National Historic Landmark is a monolithic forty-story, ceramic tile and brick-clad, steel-frame, skyscraper; it is an excellent example of the Art Deco style and is richly embellished with ornament indicative of that style. The property was listed in the NRHP under Criterion C as a significant example of Art Deco and skyscraper architecture designed by architect Wirt C. Rowland of the architectural firm Smith, Hinchman, and Grylls. It was designated as a National Historic Landmark in 1989. Near the Guardian Building National Historic Landmark, project implementation under Design Option 2 would include installation of guideway alignments in Congress Street’s southernmost lane 15 feet north of the property and in Larned Street’s southernmost lane approximately 40 feet south of the property. The OCS, consisting of support poles and wires, would be installed in roadway rights-of-way along the alignments. No physical impacts to the Guardian Building National Historic Landmark would occur; no project activity is proposed within the property’s NRHP boundary. Therefore, no effects to the property’s integrity of location, design, materials, and workmanship would occur. Although the proposed guideway alignment and OCS would be visible from some portions of the Guardian Building National Historic Landmark, these facilities represent a minor alteration to the property’s visual urban setting. No historic views to or from the building would be obscured. Because no views would be obscured, no visual effects to the property were identified. Furthermore, based on current information, no auditory, vibratory, or atmospheric impacts were identified for these properties.

    Lower Woodward Avenue Historic District (See Map Attachment C; see Figure 29) The Lower Woodward Avenue Historic District is comprised of two- and three-part commercial block buildings ranging in height from four to ten stories, located along Woodward Avenue between State Street and Clifford Street. The predominant architectural style is the Chicago School with Queen Anne, Art Moderne, and International styles also represented. The district was listed in the NRHP under Criterion A for its significance as a part of Judge Augustus B. Woodward’s original 1907 plan for Detroit and under Criterion C as a collection of late nineteenth and early twentieth-century commercial buildings designed by prominent local architects. Within the Lower Woodward Avenue Historic District, project implementation would be limited to installation of the guideway alignment along the median of Woodward Avenue between Clifford Street and Grand River Avenue and along Grand River Avenue between Woodward Avenue and Shelby Street. The OCS, consisting of support poles and wires, would be installed in roadway rights-of-way along the alignment. No physical impacts to contributing properties within the Lower Woodward Avenue Historic District would occur as the guideway and OCS would be located in the roadway right-of-way; no project activity is proposed within the legal parcels of any contributing property. Rights-of-way within the district that would be affected by LRT guideway and OCS construction contain non- historic roadway materials; these features do not contribute to the historic district’s significance. Therefore, no effects to the property’s integrity of location, design, materials, and workmanship would occur.
