The Chatsworth Sells for $150M January 8, 2013 http://www.costar.com/News/Article/The-Chatsworth-Sells-for-$150M/144524 The Chatsworth Sells for $150M Eastern Consolidated Completes Multifamily Sale on Upper West Side By Justin Sumner Ziel Feldman, principal and founder of HFZ Capital Group has acquired The Chatsworth at 344 W. 72nd St. in New York City for $150 million, or nearly $1.08 million per unit. The 12-story, 139-unit elevatored rental property is located in Manhattan's Upper West Side submarket, and is one of the finest examples of pre-war Beaux Arts architecture in the city. The ornate facade offers sculptural decor on its rusticated limestone base, brick and terra cotta midsection, and mansard roof. Tenants can enjoy views of Riverside Park to the north and the Hudson River. It was built in 1904 on half an acre, and features a mix of rent-stabilized and free-market apartments ranging from studios to spacious four-bedroom homes with asking rents up to $15,000 per month. The property is comprised of two towers connected by a dramatic 4,000- square-foot lobby, which was fully restored in 2010 by a historical architectural designer. The landmarked property has been owned for three generations by the same family, which divested the asset just before year end in one of the area's most anticipated and highly-watched transactions. Albstein, Esq., Steve Uffner, Esq. and Robert LoSchiavo, Esq. of Weprin Finkel Goldstein LLP acted on behalf of the buyer. "We are excited with the end-of-year sale of this historic, iconic residence, certainly classed in the same league as The Dakota, the Apthorp and the Belnord," said Lieberman, who added that the buyer plans an ambitious renovation to the property, restoring its early 20th century splendor. Feldman is no stranger to recognizing upside potential in prewar apartment buildings, he was involved in the heavily renovated Belnord, also on the Upper West Side. Average rents at the Chatsworth hover around $35 per square foot currently, while market rents in the area could fetch more than double that amount. DESCRIPTION AND Al\JALY SIS Occupying an entire city block and enclosing a spacious landscaped courtyard, this massive twelve story brick and limestone building is a fine example of imagin­ ative apartment house design. Planned for gracious living, this Italian Renaissance structure is one of several large projects built at the turn of the Century, which set a rarely-surpassed standard for multiple dwellings in New York City. A notable feature of this architectural scheme is the manner in which the window arrangements differ from those in most contemporary high-rise buildings. Instead of establishing a uniform window size and subordinating the entire compo­ sition to it, the architect of the Belnord chose to use windows of several sizes, which were then further differentiated by varying their enframements and embellish­ ments. Handsome decorated p1nels were used to tie the corner windows together vertically, which, combined with the rusticated brickwork at the corners of the building, constitute a very subtle but effective vertical emphasis for each of the four long, horizontal facades.

Though closings were about par for the course and contract volume was nothing to write home about, a single Manhattan building finally crossed the $4 billion threshold. Thanks to a familiar face, 2017 gave us the most expensive condo building in Manhattan history, when Gary Barnett’s Central Park Tower was approved to hit the market at $4 billion. The eye-popping total exceeded its limestone rival at 220 Central Park South by about $600 million. Despite a sagging luxury market, Barnett and a handful of other developers are shooting for ambitious sellouts. Appearing on this list are Bizzi & Partners’ long-delayed supertall at 125 Greenwich Street, the Elad Group and Peebles Corporation’s drama- soaked Clock Tower conversion in Tribeca, and HFZ Capital’s conversion of the historic Belnord on the Upper West Side. After Central Park Tower, the prices drop off quickly. HFZ’s Belnord conversion was the only other condo project with a targeted price tag above $1 billion in 2017, with a projected sellout of $1.35 billion. We write concerning a number of issues residents have raised regarding the operations of temporary shelters at The Hotel Belleclaire, The Lucerne Hotel, and The Belnord Hotel. Our constituents have alerted us, as well as the Administration, to the deteriorating street safety and drug activity in the area, affecting both longtime residents and those temporarily housed in the hotels. Although we remain concerned by the Department of Homeless Services (DHS)’s disregard of public input and lack of notification to the community and major community institutions, we believe the following requests will assist in aiding both longtime and shelter residents: 1. Recreational Space & Programming: We are concerned about treatment and ​ recovery services for shelter residents who are struggling with substance use disorder. Recently, there have been a number of drug-related incidents and overdoses in the community. The City must ensure that each provider has the proper staff and resources on hand to provide interventional supportive services, including but not limited to peer counseling, group support, medication assisted treatment, and naloxone. Each hotel must have designated recreation space for its clients. For example, we strongly urge that DHS have the owner of the Lucerne Hotel repair the roof deck in the building. If there is no space available on the property, each provider should find a site within walking distance of the shelter that can be used by the residents.
