This houses the existing Penyffordd and Penymynydd War Memorial Institute building. Ref 2.0 The building comprises a DDA accessible entrance ramp and lobby, with male, female and DDA accessible toilets. A large main hall space with exposed attic trusses, a small storage room, small kitchen, meeting room and external ‘garage’/storage space to the north east of the site. The rest of the external realm of the site is used for access/parking. The north west of the site being parking and the south east of the site for pedestrian access and general access externally around the building. The current access points are limited with pedestrian only access at the pinch point to the south of the site where Chester Road intersects with Penymynydd Road. The vehicle access is off Penymynydd Road directly into the existing site car park. The Clerk advised that so far as the site in Penymynydd was concerned the soil tests to be undertaken on behalf of Penyffordd Community Council had not yet been carried out. With regard to land off Mancot Lane the Clerk reminded the Committee that the Council had been seeking to negotiate the rental of the land and had been awaiting information from the Agents who had advised that the land was to be sold. He said that no such information had been received but sales particulars had been obtained indicating that the land had a guide price of £30,000 - £41,000.
