HVAC capacity will be affected by building envelope design, especially glazing properties and size of . • HVAC capacity for residential apartment units is based on 600 sq.ft. per ton of cooling. • HVAC heating capacity for parking garage is 40 btuh per sq. ft. • HVAC capacity for common corridors is based on 1,000 sq.ft. per ton of cooling. • HVAC capacity for Lobby/Offices/Mail is based on 400 sq. ft. per ton of cooling.

. Ventilation • Ventilation in residential apartment units shall be provided by operable windows per the 2012 IMC. • Outside air for ventilation in corridors, Lobby, Offices, and Mail areas shall be ducted to the HVAC units in accordance with the requirements of the 2012 IMC. • Provide intake wall caps on exterior or roof caps for ventilation outside air intake. • Parking garage areas will be provided with a mechanical ventilation system.

. No specific humidification or dehumidification systems are required in the building. No humidifiers or dedicated dehumidification systems shall be provided.

. Duct and Duct Insulation • Ductwork shall be constructed per SMACNA standards utilizing galvanized duct. • Supply and return air: ♦ Serving apartments: Not Applicable ♦ Serving common corridors: Not Applicable ♦ Serving Lobby, Offices, Mail areas: Duct shall be insulated per the International Energy Code. HVAC Controls • Apartment HVAC equipment shall be controlled by standalone wall mounted programmable thermostats. • Corridor HVAC equipment shall be controlled by wall mounted programmable thermostats connected to a common central VRF control system/panel. • Lobby, Offices, Mail area HVAC equipment shall be controlled by standalone wall mounted programmable thermostats. • Garage heaters shall be controlled by wall mounted stand alone thermostats. • Garage ventilation system shall be controlled by a stand alone CO/NO2 sensor system.

Domestic hot and cold water main piping shall be constructed of type L copper and insulated as follows: • Domestic cold and hot water mains shall be insulated up to the isolation valve in the apartment mechanical . Domestic cold and hot water downstream of the isolation valve shall not be insulated. . Waste and Vent Piping will be cast iron pipe and fittings as allowed by the Omaha Plumbing Code. . Gas piping shall be constructed of ASTM A53, Schedule 40 steel piping.

Machine . . Heating and cooling shall be provided by light commercial ductless heat pump split system with indoor DX and outdoor roof mounted, air cooled heat pump unit. . Mitsubishi Model MUZ or equal.

 Typical Residential Apartment Corridors . Heating and cooling shall be provided as follows: • Corridors heated and cooled by Mitsubishi City Multi, Heat Recovery, VRF system with cartridge type indoor units and outdoor roof mounted air cooled heat pump on roof. (5) ½-ton ceiling cartridges per corridor on each floor. Mitsubishi Model PLFY or equal.

 Typical Residential Apartment HVAC . Heating and cooling shall be provided by packaged through the wall air conditioning (PTAC) units. . PTAC units shall be Freidrich heat pump units or equal. . Capacity shall be as follows: • Apartments (<600 sqft) 1-ton heat pump PTAC unit with 4.5 kW auxiliary electric heat. Freidrich Model PDH012 or equal. • Apartments (>600 sqft and <700 sqft) 1.25-ton heat pump PTAC unit with 4.5 kW auxiliary electric heat. Freidrich Model PDH015 or equal.

 Parking Garage HVAC . Parking level will be heated with gas fired unit heaters. Capacity will be approximately 40 btuh per sq.ft. . Heating capacity: • Level 1 Garage: Provide (4) 400,000 btuh, Size 400 heaters. • Level 0 Garage: Provide (4) 400,000 btuh, Size 400 heaters. . Both Parking Levels shall be provided with a garage ventilation system consisting of sidewall propeller type or inline exhaust fans with interlocked louvers that open when the fans operate. . Garage ventilation fan and louvers shall be controlled by wall mounted carbon monoxide (CO) and Nitrogen Dioxide (NO2) sensors. . Ventilation system capacity: • Level 1 Garage: Provide (1) 24,000 cfm ventilation exhaust fan with intake louver interlocked with fan. • Level 0 Garage: Provide (1) 24,000 cfm ventilation exhaust fan with intake louver interlocked with fan.

 Lobby/Office/Mail HVAC . Area shall be heated and cooled by Mitsubishi City Multi, Heat Recovery, VRF system with ceiling cartridge type indoor units and outdoor roof mounted air cooled heat pump on roof.  Typical Residential Apartment Exhaust . Bath exhaust shall be provided by ceiling mounted exhaust fans with a humidity sensor and wall switch. Bath exhaust duct shall be routed to a sidewall termination wall cap on the same floor at the exterior wall. Maintain 3'-0" minimum clearance to the operable portion of windows. . Dryer exhaust shall be routed to a sidewall termination wall cap on the same floor at the exterior wall. Maintain 3'-0" minimum clearance to the operable portion of windows.

Smith Model BTH-199 condensing water heaters or equal. Minimum 90% thermal efficiency rating required. 199 MBH input. 100 gallon storage tank. ♦ Connect water heaters in manifold arrangement. ♦ Provide sealed combustion vent and combustion air routed to the outside. ♦ Water heaters will make and store 140-deg.  Natural Gas . 2-psi natural gas service provided by gas utility, MUD. . Sized to accommodate central gas domestic water heaters and gas unit heaters. . Provide lbs to oz gas regulators at all gas fired equipment.

 Fire Protection . Entire building shall be protected with NFPA 13 and AHJ approved wet pipe sprinkler and standpipe system. . Provide fire service entrance. Provide necessary backflow prevention, valves and trim as required by NFPA and the AHJ. . Fire water service size shall be 6-inch . Sprinkler heads in unfinished areas will be upright pendant.  Basic Electrical Materials and Methods

. EMT or PVC will be the primary raceway used within the building for all panel feeders . Electrical metallic sheathed cable (MC) or electrical non-metallic tubing (ENT) will be the primary wiring method used within the apartment units and commons spaces. . Electrical non-metallic tubing (EMT) shall be the primary raceway used within the building for all spaces where branch circuiting is exposed to view, i.e. storage , mechanical/electrical rooms and exposed ceiling areas. . PVC 40 will be used for underground installations. . Rigid galvanized steel (RGS) will be used for exposed exterior work or where conduits are subject to damage. . Feeder conductors will be copper with THHN/THWN insulation. Conductors will be color coded. At contractor’s option, electrical grade aluminum conductors of equivalent ampacity to copper may be used for feeders 100 amps and larger. . Shared neutral conductors will be allowed for multi-wire branch circuits, where handle-ties are used for adjacent circuit breakers. . Wiring devices within the common building areas will be specification grade, 20-amp minimum. . Wiring devices within the apartment units will be residential grade, 15 and 20 amp rated. Tamper resistant devices shall be utilized per NEC 406.12. . Device coverplates within finished spaces shall be smooth finish thermoplastic. . Device coverplates within un-finished spaces shall be galvanized steel. . Receptacles shall be provided within apartment units to meet spacing criteria described in NEC 210.52. . AFCI protection shall be provided in apartment units per NEC 210.12. . GFCI protected receptacles will be provided in , restrooms, the exterior of the building, and other areas required by Code. . Exterior mounted receptacles will be provided on grade at each entrance including apartments, at the roof to service roof mounted equipment, and at apartment units with . Exterior receptacles will be GFCI protected and provided with weatherproof covers. . Equipment connections shall be provided to all items described in the mechanical portions of this narrative and other general loads. . Disconnect switches for commercial equipment will be heavy-duty type. . Disconnect switches for residential HVAC equipment with be residential type with pull-out fuse blocks. . All exterior disconnect switches will be NEMA 3R rated.

 Electric Service Design

. The facility will be provided with multiple services for connection of service(s), and residential meter centers in several areas of the building. Electric services configured as a main switchboards for connection residential apartment units will be provided. . Electrical service equipment will be fully rated for 65K AIC. . This meter center will be configured as 120/208 volt, 3-phase, 4-wire input, 120/208 volt 1-phase, 3-wire output, and will be sized at 2000A. . Service #2 – Main switchboard “MSB2” shall serve residential meter center “RMC3” and shall be sized at 1200A, 208V, 3-phase, 4-wire. “MSB2” shall be provided as main lug only with one main circuit breaker, sized at 1200A. • Residential Meter Center #3 (“RMC3”) will feed the apartment units on floor 5. This meter center will be configured as 120/208 volt, 3-phase, 4-wire input, 120/208 volt 1-phase, 3-wire output, and will be sized at 1200A. . Service #3 –House service will serve house loads. This service will be configured as 120/208 volt, 3-phase, 4-wire and will be sized at 400 amps. . One 1000KVA and one 500KVA, 208/120V, 3-phase, 4-wire secondary OPPD padmount transformers will be located on grade within the property line. OPPD shall bring primary service to the transformers from padmount switch(es). The 1000KVA south building transformer shall be provided with 3200A sidecar for final secondary connections and cabled connections shall be provided to the sidecar by the electrical contractor. Electrical service requirements should be confirmed with OPPD. . Transformer secondaries will be routed underground from each padmount transformer to the building main switchboard(s). . Approximate electrical loads for each building services are as follows: • RMC1 – 489KW total • RMC2 – 605KW total • RMC3 – 395KW total • House Service – 180KW total

 Electrical Distribution Design

. Residential Meter Center “RMC1” shall be provided with 1600A main circuit breaker and ringless meter sockets with branch circuit breakers, located on the building exterior, end wall. Provide with the following: o 50 – 125A meters with 125A breakers (apartments) . Residential Meter Center “RMC2” shall be provided with 2000A main circuit breaker and ringless meter sockets with branch circuit breakers, located on the building exterior, end wall. Provide with the following: o 70 – 125A meters with 125A breakers (apartments) . Residential Meter Center “RMC3” shall be provided with 1200A main circuit breaker and ringless meter sockets with branch circuit breakers, located on the building exterior, end wall. Provide with the following: o 35 – 125A meters with 125A breakers (apartments) . In general, each apartment unit shall be provided with a 120/208 volt, 1 phase, 3 wire, main lug only, 18-pole loadcenter to serve , power, and HVAC equipment circuits within the unit as follows: o 125A main lug only – , 1-bedroom units o 150A main lug only – 2- and 3-bedroom units . House panelboards shall be provided on each floor, adjacent to each meter center, 125A, 120/208 volt, 1-phase, 3-wire. . Branch circuiting to site lighting shall be served by the closest house panel located at the apartment building and controlled by photocells and astronomical time clock.

 Grounding System Design

. The electrical power distribution system will be provided with a single-point ground system. The ground bus at the main service equipment will be connected to the water service, concrete-encased electrode, and driven ground rod. . The grounding shall be designed for a resistance of 5 ohms or less.

. An insulated equipment grounding conductor will be installed with feeders and branch circuits. Metal raceways, boxes, equipment, receptacles, and light fixtures will be bonded to the equipment grounding system. . A grounding riser shall be provided from the main building ground bar to the telecommunications demarcation point.

 Interior Lighting Design

. Elevator Lobbies, Vestibules and other public areas where are provided will utilize LED downlights, Phillips SlimSurface or equal. . Corridors will utilize LED strip lights, Lithonia “ZL1D” series or equal. . Non-public areas where no ceiling is provided will utilize 4’-0” industrial LED fixtures. . General apartment unit lighting shall be LED downlights, Phillips SlimSurface or equal. Vanity lights shall be provided at mirrors. . Exit lights will be white polycarbonate housing with red lettering, LED lamps, with integral batteries . General illumination in the facility will be as follows: . Lobbies 30 footcandles . Corridors 10 footcandles . Storage/Utility Rooms 20 footcandles . Apartment Units • 30 footcandles • 10 footcandles • 5 footcandles • Corridor 5 footcandles • Bathroom 30 footcandles . Illumination in areas not listed above will be designed to IES standards. . Lighting control in the apartment units will be accomplished with wall mounted toggle switches. . The building will be provided with occupancy sensors for control of lighting in common areas. Building exterior and site lighting will be controlled via lighting contactors with photocell and timeclock inputs. . Emergency lighting shall be by unit equipment, batteries integral to fixtures, or central lighting inverters, depending on emergency lighting fixture type and installation location.

 Exterior/Facade Lighting Design

. Wall mounted LED fixtures will be installed at all exterior building . . Wall mounted LED lighting will be installed at each apartment entry and usable . . Recessed LED downlights will be utilized where canopies or overhangs are present. . Pedestrian scale LED lighting and/or bollards will be provided around the perimeter of the building and interior areas.

 Low Voltage Pathways Design

. Two 2” conduits will be provided underground from the main plywood terminal board to the property line for incoming telecommunications services to each building. . Rough-in and pathways for telecommunications and CATV service entrances will be provided by the electrical contractor. . One 4’-0” wide x 8’-0” tall plywood terminal board shall be provided in the main on the first level. The board shall be used for the telephone utility demarcation point and for the CATV utility demarcation point and mounting of CATV equipment. . All low voltage cabling will consist of RG6 cables from the demarcation point to the apartment unit network enclosure, SOHO, 14DC or equal.

 Fire Alarm Design

. The building shall be equipped with an intelligent microprocessor based addressable fire alarm system. . The main fire alarm control panel will be located in the building main electrical room on the garage level. . A remote annunciator will be located at the Main Lobby. . Addressable manual pull stations will be located at each exit from the building and no more than 200 feet from any part of the building. . System smoke detectors will be provided in elevator lobby for elevator recall. . 120 volt stand alone detectors with integral sounder base shall be provided within the apartment units in each bedroom and the corridor adjacent to the bedroom(s). All detectors shall be connected together to alarm all detectors within a unit when any one goes into alarm. In designated ADA accessible rooms, the 120 volt detector shall be provided with integral strobe feature. . HVAC systems will be provided with duct detectors as required by code. Relays will be provided to shut down each air handling unit in response to an alarm generated by its associated detector. . Smoke dampers will be wired to dedicated 120-volt circuits. Circuits will be controlled by the fire alarm panel so dampers close upon smoke detection at the serving air handling unit or in the space served. . Audible/visual evacuation signals will be visible in the evacuation path. Signals will be located no more than 15 feet from exit doors and no more than 100 feet on center in corridors. Signals will also be installed in apartment units (one in each living area), building commons areas, restrooms and common use areas. An additional signal will be located on the exterior of the building. . Audible evacuation signals will be combination type horn/strobes. Visual signals will be strobes meeting Americans with Disabilities Act (ADA) requirements. Finish will be white. . Exterior PIV and fire sprinkler flow and tamper switches located on each floor shall be monitored by the fire alarm system. . Fire alarm wiring shall be routed in conduit in garage areas and where exposed to view, and free-air above ceilings.
