Immaculately Presented and Perfect for Contemporary Living “It was stuck in the sixties,” declares the owner. “All the electrics have been updated, we opened up the kitchen for a more desirable, modern living style, fitted a new kitchen and new bathrooms, renewed the front gates and completely landscaped the garden along with a multitude of other things.” Now the house has been transformed into a beautiful, contemporary home full of space and light with an abundance of rooms giving great flexibility. Well Appointed New Kitchen The kitchen/dining area is fourty one foot long and benefits a large, glazed bay with French doors onto a west facing terrace linking with a hexagonal, glazed room which also opens onto this area – a lovely place for evening dining and entertaining. Back inside, a sitting area in winter enjoys a contemporary wood- burner, whilst television points are on both adjacent walls offering a choice of position. At the other end, the handsome fitted kitchen boasts a generous amount of storage with a big larder and integrated appliances that include a tall fridge, a tall freezer, two eye-level ovens, an induction hob, a dishwasher, a wine fridge, and a microwave in the substantial island. The kitchen leads through to a breakfast area with another glazed bay, this time facing east over the rear terrace, and on through to the utility areas. Here, the large utility room has lots of storage, a butler sink, a door to a WC, and a stable door into the boot room. “The boot room, opening onto the garden, is a fantastic place for keeping all your muddy boots and the dogs, especially after a wet walk!” enthuses the owner. KEY FEATURES Light and Airy Spaces Connect with the Outside Unlike the rest of the house which has practical, hard flooring, the triple aspect, main reception room is carpeted and features a traditional style log-burner in the brick fireplace. Yet another spacious room full of light, it has two pairs of internal glazed doors - from the kitchen and hall - and connects with the morning room where you can step outside. Off the hall, there is a changing room, another downstairs WC and two built-in cupboards for coats. Directly ahead of the main entrance door is a formal dining room - which might alternatively be a lovely study – with glazing front and back and French doors onto the terrace and pool. Luxurious Bedrooms and Bathrooms To the right, up a step and under an archway, an inner hall takes you to all the bedrooms and bathrooms. At the eastern end, the splendid, triple aspect, master bedroom suite provides great comfort and luxury with a dressing room lined with wardrobes by Sharps Bedrooms and an en suite featuring twin basins in a vanity unit and a large shower. Bedroom two also has an en suite shower room and the family bathroom contains a contemporary double-ended slipper bath as well as a separate shower. The owner says, “We installed a Velux rooflight over the bath as there is no light pollution here and it is wonderful to have a soak whilst watching the stars!” All the bedrooms are generous in size, with the fifth still large enough for a double bed; it has a hard floor so would make an excellent home office should this be a requirement. Large Private and Peaceful Garden Wetheringsett Lodge stands on almost one and a half acres. Like the house, everything is in perfect order. “We relandscaped the garden, erecting new lapboard fencing all round, redoing the drive, and levelling the swimming pool so that it is at a constant depth of 4’6” - ideal for our grandchildren,” declares the owner. The heated pool receives sun all day and is a fabulous centrepiece to the extensive, split-level terrace at the back of the house. The property is entered via electric gates with an intercom and has a handy circular drive that leads to a triple garage to the right, where hard-standing provides space for a caravan or similar, behind which is the oil tank, a log-store and a large tool shed. The garden is very private and quiet, and although mainly lawn sheltered by mature trees, a variety of shrubs give colour and structure throughout the year. At the back, next to some veg beds, an attractive timber greenhouse is home to a grapevine laden with grapes, whilst an abundant harvest is from apple trees, a pear and a big fig tree. INFORMATION On The Doorstep Despite its size, the village has its own primary school rated Good by Ofsted, and there is an Outstanding state secondary school in nearby Eye, shops are less than two miles away in Mendlesham, with a wider range of facilities in Stowmarket, a 15 minute drive. How Far Is It To? The location is exceptionally peaceful with some walks through beautiful countryside from the doorstep yet just half a mile from the A140; Ipswich is about 20 minutes south and Norwich 45 minutes north; Cambridge is about an hour westwards. “There is a wonderful community spirit here especially at the Railway Museum with not only a free trip for residents, but an occasional bar in one of the railway carriages for a chance to meet your neighbours. Nearby Mendlesham has a lot to offer, for instance, a supermarket with post office, a health centre, a fish and chip shop and a café. Stowmarket, 6 miles away, has a Tesco, Aldi and Asda, whilst Diss 10 miles away has a Tesco and Morrison’s,” reports the owner. Just outside Diss is Bressingham Gardens & Steam Museum, and the Suffolk coast, an Area of Outstanding Natural Beauty with its nature reserves, and Aldeburgh Music Festival, is around 45 minutes to the east.
