Dear Mr. Marcotte:

Thank you for your second submittal, which we received on January 8, 2019. We reviewed it and attached our comments along with this cover letter.

Because some important issues still remain, a technical corrections submittal will be required prior to submitting your final Site Plan mylars. Please revise your work and send us a new submission on or before Friday, February 15, 2019.

Note that all our comments are numbered. When you resubmit, include a cover letter specifically responding to each item. The Planning Department reserves the right to reject any resubmissions that fail to address these items. If you have made any other changes to your documents other than those requested, be sure to also specifically list them in your letter.

Third Submission Review

1. Planning (Sarah Wieder / 303-739-7857 / [email protected] / Comments in teal) 1A. The area in the northwest corner was still identified as a public access easement on the latest Subdivision submittal. Please ensure consistency. 1B. If the retaining wall or the east of the building is changing at all following the meeting with staff on January 15th, please ensure that it is reflected in the next submittal. 1C. As a reminder, the city has developed CAD Data Submittal Standards for internal and external use to streamline the process of importing AutoCAD information into the city’s Enterprise GIS. Please note that a digital submission meeting the CAD Data Submittal Standards is required before your final Site Plan mylars can be routed for signatures or recorded. Please review the CAD Data Submittal Standards and email your Case Manager the .DWG file before submitting your final Site Plan mylars. Once received, the city’s AutoCAD Operator will run an audit report and your Case Manager will let you know whether the .DWG file meets meet the city’s standards. 1D. Please make the minor revisions to the Public Art Plan as requested by Roberta Bloom on January 30th and send to Roberta for final approval by the Director of Library and Cultural Services. Please copy your Case Manager on this correspondence. This should be complete prior to recording the Site Plan mylars.

2. Civil Engineering (Kristin Tanabe / 303-739-7306 / [email protected] / Comments in green) 2A. The Site Plan will not be approved by Public Works until the Preliminary Drainage Letter is approved. Comments were returned on October 23rd, 2018. The Preliminary Drainage Report for the overall site is not yet approved either. 2B. Please indicate on the Site Plan where fence or pedestrian railing will be installed.

3. Fire / Life Safety (John Van Essen / 303-739-7489 / [email protected] / Comments in blue) 3A. Extend the sidewalk to the FDC. It should be a minimum of 36” wide. 3B. Add the FDC with Knox Hardware and Knox Boxes to the Landscape Plan.

4. PROS (Chris Ricciardiello / 303-739-7154 / [email protected] / Comments in purple) 4A. The applicant has not submitted the required cash-in-lieu of dedication payment in the amount of $81,892.00. PROS will not approve the Site Plan for this project until this payment has been made.

5. Real (Maurice Brooks / 303-739-7294 / [email protected] / Comments in magenta) 5A. Dedicate the easement noted on Sheet 3 by Subdivision Plat or separate document. 5B. The PSCo easement will need to be released prior to any building permits and final Site Plan recordation. 5C. Send in a copy of the recorded deed releasing the PSCo easement.

6. Aurora Public Schools (Josh Hensley / 303-365-7812 / [email protected]) 6A. As a reminder, the school land dedication obligation for the 216 proposed is .7069 acres in accordance with Section 147-48 of the City Code. Aurora Public Schools will accept cash-in-lieu of land for this obligation. Market value of zoned land with in place is determined for the value of all cash-in-lieu of school land requirements, and it should be paid prior to Site Plan recordation.
