Fijnbosch Farm FIJNBOSCH FARM Plettenberg Bay Western Cape, South Africa Duncan Simpson Mobile: 082 569 6495 FIJNBOSCH FARM DESCRIPTION A unique Country Estate in Plettenberg Bay, South Africa, being offered for sale. Fijnbosch Farm is a very well developed property of 63.8329ha, with a beautiful home, large receptions rooms, magnificent gardens, horses, dams and lots of other infrastructure. The impressive tree-lined driveway is 800m long, giving a wonderful peaceful ambience on entering the Estate. The exceptional water supply has allowed for a variety of farming activities including, a horse breeding stud, a dorper sheep stud, and a section developed to vineyards, where the wine is bottled and labeled specifically for the farm. The property also has its own portion of natural indigenous forest which flanks the banks of the Piesang river. The river forms the northern boundary of the farm. The forest section attracts a variety of birds including the famous Knysna Loerie and the very shy Narina Trogan. Other activities on the farm include approval for a Guest Lodge, Restaurant with Wine Tasting, Farmstall, and a training facility which can accommodate 14 guests, and additional cottages for management and staff. 2 [email protected] FIJNBOSCH FARM LOCATION This magnificent family Estate, is situated on a tar road only 2,5km from the National Road and from there it is either: 12km to Plettenberg Bay www.plett-tourism.co.za or 18km to Knysna www.visitknysna.co.za Both towns are well known holiday destinations – Plett, as it is commonly known, is the beach town with kilometers of white beaches, restau-rants, hotels, and a host of activities. The closest big airport is in George which is Knysna is an older town, set on the Knysna approximately 1 hour’s drive to the west, while lagoon offer-ing lots of water sports including Port Elizabeth is approximately 2 hour’s drive water skiing, sailing, fishing and is highly to the east. recommended as a great shopping experience. Plettenberg bay has its own small airport which offers domestic flights to Cape Town and Johan- nesburg on a regular basis. Cape Town is approxi- mately 5 hours drive to the west of the farm. The specific area where the farm is situated is known as Harkerville, which is well known for its majestic indigenous forests. From the farm it is only a 1,75km ride into the forests which offer a myriad of logging tracks and forest paths for both cycling, walking and horse riding. These paths can take you all the way to the coast where the scenery is breathtaking. 3 [email protected] FIJNBOSCH FARM HISTORY OF THE PROPERTY The Farm was originally owned by Mick Jones, who established some soft citrus orchards on the farm. At that time there was only one borehole and a small dam, never-the-less, the farm produced an excellent annual crop of sweet “naartjies” or tangerines (as they are known in English). When he left, the farm was managed from a distance and the orchards did not flourish. However, in 2002 Russell Stevens bought the farm. Mr Stevens, who is the Founder and Chairman of the Three Cities group is a business man and entrepreneur from Natal, who is well known in the Ho-tel and Tourism industry. So with his business confidence, knowledge of farming from over 30 years with the Tongaat Hulett Group and his passion for Plett, Fijnbosch Farm grew into the magnificent estate that it is today. 4 [email protected] FIJNBOSCH FARM ACCOMMODATION The main farm house was built in 1984 with house with its own bathroom and private regular upgrades and improvements done in library, while the guest rooms are all on the 2002. PADDOCKS There are a total of 28.55ha of paddocks which are mainly planted to kikuyu. This property is ideally suited as an Equestrian Estate. Each paddock has its own water point. Almost all the paddocks have been designed with a walk way between the paddocks ensur- ing that horses are sufficiently separated, and in addition facilitates the movement of live stock with minimum man power involved. There are 7 paddocks: Paddock 1 3,905ha Paddock 2 4,250ha Paddock 3 4,875ha Paddock 4 2,315ha Paddock 5 3,085ha Paddock 6 2,215ha Paddock 7 7,905ha [email protected] 8 [email protected] Properties Plettenberg Bay FIJNBOSCH FARM 9 [email protected] FIJNBOSCH FARM 2. SHEEP There is a small Dorper stud which are breed- ing very well. They are kept predominantly on paddock 5 and paddock 6. The owners keep a flock guardian dog in with the sheep – this has proved to be a very suc- cessful symbiotic relationship as the dog seems to ward off any predators allowing the sheep to breed in peace. 4. FENCING All the paddocks have traditional wooden fencing or post and rail fencing either 3 or 4 rail, except the East and West farm boundaries which are game fenced. There are almost 8km of internal fencing on the farm and with a average cost of R240 per meter, there is a substantial investment just in the fencing. 11 [email protected] FIJNBOSCH FARM FACILITIES AND IMPROVEMENTS 1. THE STABLES The stable block was built in 2003, with 8 stables which are approximately 3 m x 3m each in extent. There are also 4 store rooms of approximately 20m² in total, which include a tack room and feed room. The stables have a 2m wide verandah running the length of the building. The stables are paved with a good drainage and run off system to ensure no standing water after wash down. With strategic irrigation, the farm can sustain a horse breeding program with approximately 80 brood mares including foals of up to six months. Plans have been drawn for a new Stable Block of 242m² with 15 stables plus a new covered patio of 137m² = total area of 379m² 12 [email protected] FIJNBOSCH FARM 2. GUEST HOUSE / OENOLOGY AND CHEFS TRAINING SCHOOL Historically the farm used to operate a riding school. Part of the school curriculum was being in- volved with the animal husbandry and training of the Nooitgedacht horse breed, a premier South African Equine Bloodline. After qualification the students were employed in various positions on farms and in the hospitality trade. 13 [email protected] FIJNBOSCH FARM The students were accommodated in 22 single bedrooms which each had a single bed, a side table and a cupboard. They shared a communal kitchen and outdoor verandah area, which flows out onto the swimming pool. The pool is 8 x 4 meters. From 2009 the Owners prepared a portion of the property for vines with a Champagne style grape as the focus crop, and after 5 years they were ready for the final MCC bottling. In 2014 the owners therefore made application for consent use to operate an Agriculturally based Oenology and Chefs Training facility, using the existing infrastructure. Zoning approval: Approval was granted on 15th September 2015 for: a) Tourism Facility (Wine Tasting Cellar & Restaurant) b) Farm Stall c) Guest Lodge to accommodate 14 people 14 [email protected] Properties Plettenberg Bay FIJNBOSCH FARM 15 [email protected] Properties Plettenberg Bay FIJNBOSCH FARM 16 [email protected] FIJNBOSCH FARM Plans have been drawn for conversion of the training school, which is 368m², to accommodate: 1.

  • Who Lived in the Stellenbosch Winelands Before 1652?
WHO LIVED IN THE STELLENBOSCH WINELANDS BEFORE 1652? This short essay describes what is currently known about the archaeology and history of the Stone Age people who lived in the vicinity of Stellenbosch and adjacent Winelands in the Western Cape before European colonisation. When and where did the human story begin? There is abundant archaeological evidence from stone tools, and a few human remains, that Stone Age hunter-gatherer people lived in the Western Cape for about a million years. As yet, there is no evidence in this region for the earliest stone tools and fossil hominin remains that date to between 1 and at least 3 million years ago in the Cradle of Humankind in Gauteng, Limpopo and North-West provinces. It is not clear whether this is a result of a limited ecological range in which the early hominins lived, or of the absence of suitable geological formations for the preservation of bone. What do we mean by the Stone Age? The Stone Age was the time when most of the tools that hunter-gatherer people used were made by striking one stone against another – a hammerstone against a core – so that sharp edges were created on the sides of the core and on the flakes that were detached. Many fine-grained rocks will produce flakes with edges that are sharper than a metal knife, but stone becomes blunt much more quickly than metal. Archaeologists focus on stone tools as the primary source of evidence for the presence of people in the landscape in the past because the tools are almost indestructible and therefore are often all that is left behind after bones, wood, plant remains and shells have disintegrated.

Extreme Rainfall Distributions: Analysing change in the Western Cape JAN DE WAAL BSc(Hons) 16848861 Thesis submitted in fulfilment of the requirements for the degree MSc (in Geography and Environmental Studies) at Stellenbosch University. SUPERVISOR: Dr JN Kemp CO-SUPERVISOR: Mr A Chapman 2012 DEPARTMENT OF GEOGRAPHY AND ENVIRONMENTAL STUDIES Stellenbosch University http://scholar.sun.ac.za DECLARATION By submitting this research report electronically, I declare that the entirety of the work contained therein is my own, original work, that I am the owner of the copyright thereof (unless to the extent explicitly otherwise stated) and that I have not previously in its entirety or in part submitted it for obtaining any qualification. Signature: Date: Stellenbosch University http://scholar.sun.ac.za ii ABSTRACT Severe floods in the Western Cape have caused significant damage to hydraulic structures, roads and other infrastructure over the past decade. The current design criteria for these structures and flood return level calculations are based on the concept of stationarity, which assumes that natural systems vary within an envelope of variability that does not change with time. In the context of regional climate change and projected changes in rainfall intensity, the basis for these calculations may become unrealistic with the passage of time. Hydraulic structures and other infrastructure may become more vulnerable to damaging floods because of changing hydroclimatic conditions. This project assesses the changes in extreme rainfall values over time across the Western Cape, South Africa. Using a Generalised Pareto Distribution, this study examines the changes in return levels across the Western Cape region for the periods 1900-1954 and 1955-2010.
