The property, which sits in around three acres of garden to include wonderful formal gardens as well as a wood, alive with wildlife. As you enter the house you are immediately aware of the luxurious, yet homely feel that the current owners have created. The entrance vestibule and reception hallway boasts a stunning marble floor and quality deep pile carpets have been fitted in many of the rooms. The master bedroom suite opens out on to the deck and looks out south across the Loch. It has a magnificent en-suite bathroom with whirlpool Jacuzzi and remote control steam shower with mood lighting, in built music system and an air conditioning unit. The kitchen has been fitted with hand built Burndale Cherrywood units with marble worktop and fully integrated appliances, also opening on to the South facing deck and from there again, the views over Loch Lomond. The drawing room has a real fire and patio door out to the deck. All key public rooms face South over the garden and offer spectacular views of the Loch. Further accommodation comprises of; an excellent home office, a formal dining room which is accessed through double doors accessed from the kitchen, three further bedrooms – two of which are en-suite, a further bathroom, an excellent integrated double garage, a wc and laundry room. In addition there are high quality double glazed units and oil fired central heating. The grounds surrounding the house extend to approximately three acres and are fully enclosed with a rabbit & deer proof fence. The gardens have been landscaped and incorporate large areas laid to lawn, with flowering beds containing a selection of specimen plants and trees, a pond with water features, waterfall, a bridge, glass fronted decking and a woodland containing a clearing with seating and lighting around an area for fires. In addition, within the grounds there is also a wonderful summerhouse with substantial decking, a chicken pen, shed and concrete store. www.rettie.co.uk THE MOORINGS | BALMAHA Situation Balmaha provides a range of local services including local shops, restaurants and hotel. It is also well served by The Drymen Inn, The Buchanan Arms hotel, The Winnock Hotel & The Clachan Inn, which claims to have been first licensed in 1734. Further amenities are available in nearby Milngavie & Balloch. Drymen has an excellent Primary school and is serviced by nearby Balfron High School. There are opportunities for private schooling further afield in Edinburgh, Glasgow, Helensburgh & Stirling. Balloch train station is just twelve miles away and provides regular rail service to Glasgow. For sports enthusiasts the great outdoor awaits. There is superb hill walking and climbing in the area specifically with Ben Lomond and the Arrochar Hills which include four Munros and six Corbetts, the best known of which is the cobbler. The nearby village of Drymen part of the West Highland Way which passes through Balmaha. Loch Lomond is the largest expanse of fresh water in the United Kingdom home to an untold variety of wildlife spread over forty islands. The Loch is well known for its watersports including fishing, sailing, wind-surfing, water ski-ing and whiteboarding. The largest portion of the SSSI constitutes the upland part, whilst the lower areas, adjacent to the loch shore, support woodland. Conic Hill is a composite site supporting varying rocks and soils, and wildlife habitats. The Highland Border Complex is of national importance and consists of a number of narrow, fault-bounded exposures of Ordovician sediments and igneous rocks, which crop out intermittently along the Highland Boundary Fault Zone between Arran and Stonehaven. The ultramafic and mafic rocks of the complex are interpreted as incomplete fragments of a greatly dismembered obducted ophiolite. A narrow zone of rocks belonging to the Complex is exposed north of Balmaha, on the eastern side of Loch Lomond. Exposures extending from the lakeside to Druim nam Beurach consist of detrital rocks which have yielded a chitinozoan fauna of probable Arenig age. The rocks contain a wide variety of ophiolitic clasts including serpentinite, gabbro, dolerite and spilite, which by implication were derived from an ophiolite of early Arenig, or more likely pre-Arenig age.

The plan revises and replaces our initial Community Action Plan which is now out of date. We have achieved some of the priorities in that Plan - such as: I Establishing the Buchanan Community Partnership I Creating a new playscape in Balmaha I Upgrading the Memorial Hall I Creating the Buchanan Voice local newsletter Some other priorities are carried forward, while a few new important issues have been identified to reflect the changes in our community over the last few years. The Plan summarises community views on I Buchanan now I The vision for its future I The issues that matter most and I Priorities for action The Plan makes a clear statement about the type of place Buchanan aims to be - and what needs to be done. This action plan has been coordinated with several other related plans and strategies that will affect the Buchanan area. Many of the outcomes of the East Loch Lomond Visitor Management Framework tie in closely with this Action Plan, as does the Drymen Community Action Plan. This plan was also used to inform the development of the National Park Local Plan.
