Present: Cllrs Barrow (Chair), Ball, Brown, Bunt, Ripper, Slater, Clark (ex officio). Absent: Cllrs Forbes, Johns, Roberson. In attendance: C Callaway, Officer; 10 members of the public.

The Council strongly objects as follows: The building has not been actively marketed appropriately in order to prove it is not viable as a business (the Council understands it was marketed at approx. £700k and believes that two local Estate Agents have valued the building at between £300k and £400k) contrary to Policy 5 of the Cornwall Local Plan and Policy 14 of the St Agnes NDP; Lack of suitable amenity space; Unsustainable location – infrequent bus service through the village; Lack of on-site parking contrary to Policy 13 of the St Agnes NDP (parking provision for new housing). The Council strongly objects as follows: The proposal does not respect the sensitivity of the natural environment – this is a WHS, an AONB, an SSSI Impact Risk Zone and is part of the Heritage Coast - contrary to Policy 23 of the Cornwall Local Plan and Policy 10 of the St Agnes NDP; Lack of on-site parking available; The site is not accessible by vehicles as the access lane is a bridleway; Concern was expressed that the business plan provided was not sufficiently comprehensive.
