Pre-Design and Design Phase

At MX, we believe that a client should be given the option of doing their entire project in-house, from start to finish. Our services do not begin at the construction phase, but rather at the planning and design phase of a project. Unlike other Project Management firms, we integrate “design-management” into our basic services.

Providing design management services, allows us to help the client carefully manage the design aspect of their project, to ensure that it conforms to the Owner’s vision, design intent, schedule, and budget. We advise the Owner early on in the project development of which design professionals will be required for their particular project and recommend qualified architects, engineers and other professionals based on their compatibility as to style and aesthetics, their production capabilities, competence and fee structure.

Identification of the Project Scope Prior to beginning of the design phase, our managing partners will assist the Owner in establishing the project’s overall program and delivery system, the project’s proposed budget and any time constraints that will ultimately determine the scope of the project.

Selection of Design Professionals and Consultants Our senior staff will assist the Owner in the selection of the most qualified architectural/design team appropriate for their particular project. Together with the Owner, our staff will be personally involved in the interviewing, evaluating and selection of the Project Architect, the Project Engineers, the Interior Designer and any other design consultants required for their project. They will further assist the Owner in the negotiation process with these professionals and in the retaining of the selected Project Architect, the Project Engineers and all of the other design consultants.

Supervision of Design Development Upon choosing of the Project Architect, the Project Engineers and the entire team of design consultants, our staff will provide direction and coordination for the preparation of the Architect’s “schematic designs.” We will be involved in all meetings with the design team and assist the Owner in making the final decision on the final design concept.

Upon approval of the schematic and design development drawings, our management team will oversee the development of the final Construction Documents, and all the details and specifications required by the Project Architect and the design team.

Plan/Document Review Our in-house staff will review all of the plans and specifications prepared by the Project Architect and the Project Engineers for conformity to the applicable Zoning Regulations and Building Codes and to determine if the initial budget and design-intent has been adhered to.

Building Applications and Permits Our staff will oversee and coordinate the application for, and procuring of, all necessary approvals and permits from the Department of Buildings and any other municipal agencies. We will also coordinate the preparation of any documents required by the Owner’s bank or any other financial or lending institution, the filing of Condominium Offering Plan with the A.G.’s office, if required, or any other legal documents required from the Owner by any other public or private agency.

Pre-Construction Phase

At MX, we utilize our unique planning and organization skills prior to the startup of construction, thereby helping prevent costly mistakes during the construction phase. It is our belief that a properly planned project will result in significant risk reduction and cost savings, by limiting change orders, delays and claims.

Budget and Cost Estimating During the initial phase of a project, we will provide a “Preliminary Cost Estimate” based on our past experiences with similar projects. Based on the final approved design concept, our staff, in conjunction with the Owner, will prepare a detailed "Project Budget" reflecting all expected fees and expenses associated with the execution of the project’s construction. During the course of the project, this budget will be updated to reflect the project’s actual progress and any necessary adjustments to the budget will be made accordingly.

Project Schedule Concurrent with the preparation of the Project Budget, our staff will prepare a "Project Schedule,” setting out the expected, overall time frame and any critical dates related to the execution of the project. During the course of the project, this schedule will be updated to reflect the project’s actual progress and any necessary scheduling adjustments will be made accordingly.

Constructability Review Our staff will review the design plans and specifications to help the Owner verify that the design as presented is clear to the contractor, represents no construction conflicts, and is economically feasible to build.

Value Engineering Our staff will review the numerous project characteristics, based on the final Architect’s and Engineer’s drawings, to ensure that the Owner is receiving the best value for the allocated expenses and that each individual expense is being distributed to the areas of the project which will, ultimately, help the Owner realize the maximum profit. Any suggestions to cost reduction through substitution of materials or through minor design changes will be presented to the Owner and the design team for evaluation.

Project Bidding Upon approval of the Project Budget and the Project Schedules, our staff will assist the Owner in the solicitation, interviewing, evaluation and selection of all the contractors and sub-contractors required for the execution of the project’s construction. Our staff will carefully review all the bid packages and provide the Owner with a detailed “bid analysis” for each of the applicable trades, in order to help in the bid comparisons and to ensure that the selection process is fair and accurate.

Construction Phase

In serving as the Construction Manager and as the Agent of the Owner, it is our objective to advise on and manage the building process from project conception to completion and to apply and integrate comprehensive project control techniques which are designed to help effectively manage the critical issues pertaining to the time, cost and quality of the project.

Construction Supervision and Coordination MX will provide the Owner with the complete and comprehensive administration and management of their construction project. A designated Project Manager will be assigned to each project. It is the Project Manager’s responsibility to provide for constant quality control and to ensure compliance by all the contractors, sub-contractors, and vendors to the approved plans and specifications and to the pre-determined program and schedule. Our office administrative and accounting staff provides the Project Manager with all of the in-house support he may require during the course of the project.

A managing partner or project executive shall provide complete oversight on every project.

Contract and Construction Administration We will ensure throughout the entire construction project that all contractors, sub-contractors and vendors are adhering to their contractual agreements and are providing the services they are responsible for, on schedule and in a professional manner. Requests for payment by contractors, subcontractors, vendors and suppliers will be carefully reviewed and the Owner will be notified as to the actual amounts due for payment.

We will prepare and maintain a weekly accounting of costs and disbursements made against the Project Budget. We will coordinate and negotiate any change orders or contract modifications resulting from changes in the project scope, project schedule, project budget or other conditions.

We will manage the monthly application for payment ("Draw"), as per the required funding disbursement agreement between the Owner and the bank or lending institution. Each Draw shall be submitted to the Owner and the Lender for funding and payment.

On a daily basis, we will conduct field observations and review the project’s progress to ensure orderly and timely completion of each phase of the project. Upon the completion of the project, we will provide each trade with a punch list of their outstanding responsibilities and verify the turnover of all closeout documents to the Owner.

Mr. Esposito has over 25 years of experience in all phases of the construction, development, and design industries. Throughout his career, he has been responsible for the construction of many high-profile, new building developments and a variety of high-end building alterations and interior renovations, in both the public and private sectors.

Prior to founding MX International, Mr. Esposito was a principal in a prominent architectural design firm, the V.P. of Construction and Development for a successful real estate development company and has held Executive and Senior Project Management positions with major project and construction management firms where he was responsible for all aspects of the building development process and was a principal team-member in all of those firms’ business development strategies.

Mr. Esposito’s diversified career has given him the opportunity to work on a large variety of substantial construction projects, including mid-rise and high-rise residential condominiums, commercial and mixed-use buildings and high-end hotels, restaurants and retail stores, totaling over $1 billion in development and construction costs. Within the construction industry, Mr. Esposito is highly regarded as a proactive, no-nonsense and detail oriented manager with a proven track record of integrity and professionalism.

Mr. Esposito’s reputation for following through with the myriad of details of a project’s Design and Construction Documents, for patiently guiding Owners through every aspect of the development and construction processes and for successfully managing and supervising the contractors and tradesmen during the Construction Phase of each project, have provided him with the leadership skills and business acumen necessary for the management of MX International, a Project Management firm with the highest of standards in client satisfaction and project workmanship.

In working for, and with, some of the top real estate development firms, construction management and general contracting firms, architectural and engineering firms, and dealing directly with all the municipal agencies of New York City and other jurisdictions, Mr. Esposito has acquired the professional experiences required for guiding MX International to its goal of becoming the ultimate service-oriented “Total Project Management” firm.

TIMOTHY J. HOWARTH, AIA, CSI, LEED® AP

Associate Partner Program and Project Management

Mr. Howarth, a principal team member of MX International, provides his professional knowledge and expertise to strengthen the technical programming and project management for environmentally conscious buildings and to coordinate the project design teams that are committed to creating innovative, client specific design and business solutions with a passion for excellence.

With over 20 years of experience with a nationally recognized award wining design firm, The Hillier Group (presently RMJM), Mr. Howarth has experience with complex international and national projects of significant public and private sector work. His architectural background offers a total project management approach in planning, design, production and construction administration phases. As a leading expert in Hospitality, Mixed Use, and Health Care market sectors, Mr. Howarth will provide the professional oversight and management requirements for a successful project.

Throughout his career, Mr. Howarth is best known for his responsible, focused, and detailed approach with all phases of a building project. The processes that he incorporates emphasizes the creative and collaborative integration of the project’s design team. With a proactive approach and the expertise to develop scalable contract documentation methodologies and implement program and project management procedures for large and complex projects alike, insures conforming to a building’s design and construction plans and specifications.

With today’s government requirements of green building technology and to create sustainable building designs, Mr. Howarth is a USGBC (US Green Building Council) LEED® Accredited Professional in Building Design and Construction with a focused expertise in renewable energy and environmental design integration. In addition, he is currently a CSI (Construction Specifications Institute) Certified Construction Contract Administrator with industry proven project documentation standards and contract administration protocols.

Mr. Howarth received his Bachelor of Architecture degree from New Jersey School of Architecture at New Jersey Institute of Technology and is a member of the American Institute of Architects (AIA), Central New Jersey Chapter and Region (NJAIA) and a member of the Construction Specifications Institute, Princeton New Jersey Chapter (CSI).

MICHAEL PERAGINE, AIA

Associate Partner Design-Management

Mr. Peragine, a principal advisor of MX International, has over 30 years of professional experience in all phases of architectural design and construction administration of various building types including residential, commercial and institutional facilities in the public and private sectors. Throughout his career, he has developed many high-rise luxury housing and hotel projects in collaboration with many notable clients, staff architects, engineers, and consulting design professionals.

In conjunction with joining MX International, Mr. Peragine is a principal in a prominent NYC architectural design firm, Cetra/Ruddy Incorporated, providing comprehensive services in urban design, architecture, and interior design.

Mr. Peragine’s earlier tenure for well over fifteen years included a partnership with the world renowned firm of Costas Kondylis & Partners, LLP. During his career, he was given the opportunity to work on a large variety of substantial design and construction projects, totaling over 6.8 million square feet of luxury condominium/rental residential buildings and hotels. Within the design and construction industry, Mr. Peragine is a highly respected detail oriented architect and manager with a proven track record of the utmost integrity and professionalism.

Mr. Peragine is a Registered Architect in the State of New York with a Bachelor of Architecture degree from City College of New York, School of Architecture and Environmental Studies. He is currently on the Board of Directors, The CCNY Architecture Alumni Association.
