Lee is a small coastal village quietly tucked away in a deep combe on the dramatic North Devon Coastline, often referred to as Fuscia Valley due to its maritime but sheltered climate. Lee and nearby Lincombe account for just over 100 properties and boast a church, village hall and the Grampus Inn all within walking distance as is the South West Coastal Path which runs close to the boundary. From Lee there are a multitude of splendid contrasting local walks, most are well signposted and vary in type and length. The bustling village of Woolacombe with a 3 mile long sandy beach is a short drive. Further afield, Croyde Bay, Putsborough and Saunton Sands are all ideal for surfing and bathing. Saunton also offers a reputable championship golf course and Ilfracombe Golf course offers a view of the sea from every hole. Favoured Braunton is about 8 miles. Barnstaple, North Devon’s regional centre is about 13 miles, or within about half an hour by car, and provides a comprehensive range of both business and leisure facilities. From the town there is direct access on to the A361 North Devon Link Road, providing easy access to Tiverton Parkway railhead (London, Paddington in about 2 hours) and beyond to the M5 Motorway. Exmoor is also easily accessible with its beautiful rugged coastline, dramatic scenery, open moorland and wooded valleys. Both Exeter and Bristol International airports are within about 2 hour’s drive. Description The Mill House is one of North Devon’s prime pieces of real estate and comprises a particularly charming detached period property which is built on rock and presents elevations of stone beneath a slate roof. We understand that the property dates originally from the 1572 and is Grade II Listed as being of architectural and historical importance displaying many original features. As the name suggests, the property was originally built as a corn mill and bakery but has also previously been a tea room. Bringing things up to date, the property has been a residence for a long period and for the last 16 years a second home for the vendors but run as a holiday let in most recent times producing a strong income, full details of which are available upon request if required. The contents are available by separate negotiation. The Mill House makes an ideal principal residence or holiday home, whether for personal, family & friends use or an investment given the substantial income of around £60k. There is simply no other property adjoining the beach at Lee Bay, therefore this is truly unique opportunity to purchase a historic landmark property enjoying dramatic front line sea views. We understand from the vendor that the property has featured in a number of national publications or promotions including; ‘The Guardian, Top 20 Easter Breaks’ - March 2010, ‘Daily Mail, Win a Dream Holiday Home Competition’ ‘ITV Good Morning, Mini Cookery Series with Celebrity Master Chef Lisa Faulkner’ - 2014 and is also the opening scene to the TV commercial for ‘On The Market’ property website launched in early 2015. • North Devon & Torridge Joint Local Plan Examination
November 2016 North Devon & Torridge Joint Local Plan Examination Hearing Statement on behalf of Chichester Homes Developments Ltd Matter 6: Town Strategies (Braunton) Pre-hearing statement on behalf of Chichester Homes Developments Ltd - Matter 6 (Braunton) 1.0 Introduction 1.1 This hearing statement is submitted on behalf of Chichester Homes Developments Ltd. Chichester Homes Developments Ltd has submitted duly made representations in response to various consultation stages of the draft Plan and welcomes the opportunity to participate in the examination hearings. 1.2 Those representations contained objections to the proposed housing requirement of the Plan, the scale of development directed towards Braunton in comparison to other settlements and the non-allocation of land east of South Park, Braunton, in which Chichester Homes Developments Ltd has an interest. 2.0 Proposed strategy for Braunton 2.1 In particular, those representations argued that the proposed distribution of housing between settlements is unjustified. Other Main Centres, such as South Molton, Northam, Ilfracombe and Great Torrington and Holsworthy are proposed to have significantly higher apportionments of the overall housing requirement than Braunton. 2.2 The proposed housing apportionment for Braunton/Wrafton does not reflect its role and function relative to other Main Centres. Paragraph 10.147 of the Plan states that Braunton is “one of the larger settlements in northern Devon and is an important local service centre providing a range of retail, education, health and community facilities and employment opportunities”. Paragraph 10.148 goes on to state that its population has increased by less than 4% between 2001-10, lower than rates of growth elsewhere in north Devon.

North Devon Coast Areas of Outstanding Natural Beauty Wreckers, Railways and Rockpools A self-guided, circular, 8 mile walk around Ilfracombe and Lee Bay North Devon Coast Areas of Outstanding Natural Beauty Created by the North Devon Coast AONB team with the help of Claire Moodie and journalist Martin Hesp Contents Introduction 3 Practical Information 4 Route Map 5 The Walk 6 Cover photo © Neville Stanikk 2 Wreckers, Railways and Rockpools Special Qualities of an Outstanding Landscape From the edge of Exmoor to the border of Cornwall, The North Devon Coast is a designated Area of Outstanding Natural Beauty (AONB) stretching over 171sq kms. This recognises the very special landscape, habitats, wildlife and heritage of this area and ensures that North Devon will remain as beautiful and special for future generations to enjoy, as it is for us today. North Devon was designated as an ‘Area of Outstanding Natural Beauty’ (AONB) in 1960 because it “possessed some of the finest coastal scenery in the country”. This is particularly evident in the landscape experienced on this walk which includes dramatic and breath-taking seascapes. The walk is located in the ‘North Lee Bay ©Neville Stanikk Devon High Coast’ landscape character area, with some stunning views westwards towards Bull Point and Lundy Island, and eastwards towards Exmoor National Park. The coastline is a mixture of high cliff downland with coastal grasslands and the distinct wooded Borough Valley running down to the coast. The geology is primarily of Ilfracombe and Mortehoe slates, which is reflected in the architecture of the distinct field boundaries and the older buildings in the village of Lee.
