Replacement Dwellings and New Dwellings in the Countryside

The purpose of this appendix is to provide examples of replacement dwellings approved and (except for one example) constructed in the recent past in rural areas within the . This will provide examples of designs previously approved that will enable Members to determine Application B/13/0381.

The dwellings are loosely and informally classified into three types, classic (1), large (2) and alternative (3): -

1. Examples of modern interpretations of the traditional country dwelling included in Boston Borough Council’s Supplementary Planning Guidance “Housing in the Countryside”.

2. Examples of larger modern interpretations of the traditional Lincolnshire country dwelling included in Boston Borough Council’s SPG.

3. Examples of alternative designs to traditional Lincolnshire country dwellings included in Boston Borough Council’s SPG.

‘The Acorns’ (formerly Westholme Farm), Holmes Road, Kirton Holme approved under delegated powers (B/07/0420)

Historically, the majority of replacement dwellings approved by Boston Borough Council under Local Plan Policy CO12, and before, were modern interpretations of traditional designs of houses in the Lincolnshire countryside and paid particular attention to scale, shape, form and materials. The majority of approved houses are cottage-style buildings with a vertical emphasis which respect the narrow widths and generally steeper roof forms of the traditional style dwelling, rather than the wide span roofs. Chimney stacks are of a reasonable height and are integrated within the house plan, rather than incorporating external fire boxes and stacks.
