Shopping Center Inventory Montgomery County, Pennsylvania Montgomery County Data: Shopping Center Shopping Center Inventory Montgomery County, Pennsylvania This report contains an annually updated inventory of shopping centers and a map showing approximate locations for each. By providing the information on existing centers, their locations, and characteristics, this report not only provides a useful resource for shopping but also, when combined with other available information, suggests where opportunities may or may not be for the development of additional shopping centers and retail opportunities in the county. The retail additions to the county are accurate to the end of 2013. Criteria To be included in this inventory, a shopping center must fit into the following criteria: • Has a supermarket as an anchor with at least two other stores connected to it • Has five or more stores with at least 30,000 square feet • Has any retail operation with a gross floor area of at least 60,000 square feet, including stand-alone stores Types of Centers The shopping centers are grouped into five categories. They are: Neighborhood Center, Community Center, Regional Center, Super Regional Center, and Big Box/Stand Alone Department Store. The guidelines for these categories are largely based on those established by the International Council of Shopping Centers. Each listing shows the shopping center’s map location, name, street location, major tenants (if any), approximate number of tenants, gross floor area (in square feet), year constructed, and type of center. The data comes primarily from recorded plans and records kept by the Montgomery County Board of Assessment Appeals, and has been supplemented by Montgomery County Planning Commission staff knowledge, knowledge of municipal officials, and several field checks. For shopping centers currently under construction, both currently constructed square footage and final square footage are noted. Summary Data As of the end of 2013, there were a total of 139 shopping centers in Montgomery County. The total amount of gross floor area for shopping centers in this inventory is 29,010,794 square feet, an increase of nearly 4.5 million square feet in the last nine years. Based on the latest population estimate for Montgomery County (812,376 as of July 2013), there are about 35.7 square feet of shopping center floor area per county resident, a number that has increased over the years. The national average is currently about 23.1 square feet per capita. Clearly, Montgomery County is well over the average for available shopping center space, though it is important to note that many of the county’s shopping destinations serve residents of surrounding counties. SHOPPING CENTER INVENTORY 1 The most centers are in Abington Township at 13, followed by Montgomery Township with 12 and Upper Merion with 11. Upper Merion, however, has the most gross floor area with nearly 4 million square feet. The range of gross floor area for this inventory is from 31,000 square feet at Abington’s Cloverly Plaza to 1,845,000 square feet at The Plaza at King of Prussia. New Shopping Centers Many newer shopping centers can be found along (or close to) the Route 422 corridor, which has had a significant amount of growth over the last ten years. Some of the newest and upcoming additions to the county’s shopping center landscape include: • A new Wegmans supermarket opened in King of Prussia in 2012 at Upper Merion’s Village at Valley Forge. An additional Wegmans opened at the Montgomery Mall in 2013. • Infill construction at the Bala Shopping Center was completed in 2012, adding more than 13,000 square feet of space that brings a bank and new restaurants to this Lower Merion center as well as more pedestrian activity to City Avenue. • The future will bring lots of changes to the shopping centers in King of Prussia. A major addition is slated to connect the Court and Plaza halves of the King of Prussia Mall. Infill construction along the perimeter of the mall includes the county’s first Shake Shack restaurant and a location of the Container Store. A new Target was recently completed at the Valley Forge Shopping Center. Shuttered Stores The county’s commercial landscape is always in flux. Many well-known chains have closed area stores (or entirely) in the last few years, including chains like Borders and Annie Sez, as well as several supermarkets. Staples and Radio Shack have both recently announced a round of store closings which are affecting Montgomery County as well. Many of these empty storefronts have yet to be filled, and many centers are missing a major anchor tenant. Distribution of Shopping Centers The geographic distribution of the shopping centers indicates that the centers are scattered across most of the county with the majority located in the eastern half of the county. The major retail concentrations continue to be located in areas around the largest enclosed shopping malls in the county, including King of Prussia, Plymouth Meeting, Willow Grove, and Montgomery Township, three of which have quick access to the Pennsylvania Turnpike. Each store will take a limited number of orders by phone from 9 a.m. to 1 p.m., or until the store reaches the maximum number of orders it can fulfill that day, Monday through Saturday. Curbside pickup orders will be limited to one order of no more than six bottles. Only one order will be accepted per caller, per store, per day. Callers will be guided by store staff through products available to purchase at each location. Payment by credit card will be required by phone, and all curbside pickup sales are final (no returns).
