Appropriate setbacks promote passive surveillance while maintaining sufficient privacy from the street and adjoining properties. Setbacks must comply with Part 4 of the Building Regulations 2006, Clause 54 of the Planning Scheme and Building Envelopes on Plan of Subdivision as applicable. a) The following setbacks are required: All standard lots: Minimum setback from the front street boundary to front façade: 4.0m Corner Lots and Lots Adjoining Tree Reserves and Drainage Corridors: Minimum setback from boundary to side façade: 2.0m All front-loaded garages: Minimum setback from boundary to garage front façade: 5.5m.
