Long Acre Wereham | Kings Lynn | PE33 9AT AN OPEN OUTLOOK A substantial, red brick house under a hipped roof, built in the seventies has never been on the market before as it has been a much cherished family home since its inception almost fifty years ago. It stands on an acre – as the name portrays - on the outskirts of the pretty village of Wereham in West Norfolk with wonderful, far reaching, rural views. • This superb sizable family home is offered to the market for the first time since its construction • Set back from the road sitting in a plot approaching 1 Acre (0.87) • Beautiful views across adjacent open Fields/Countryside • Flexible accommodation includes Home Office, Sitting Room, Dining Room, Kitchen & Utility • Five Bedrooms, Nursery/Study & Family Bathroom • Total Accommodation extends to 2026sq.ft • Energy Rating D With a military career taking the family to live in foreign places during the children’s formative years, it then became time for them to settle in this country so the land was purchased from the farmer in the late sixties, and the house designed by the father to suit their exact needs. It was built in 1971 with the six of them moving in two years later. Set well back from the road behind fencing, it is one of the last properties in the village as you rise up the roads gentle incline. The gateway is flanked by brick piers which opens onto a large gravel drive, evergreen hedging either side, and a Georgian style portico with Ionic columns is an impressive, welcoming entrance around the wide, solid, panelled front door. Inside Light, Airy and Spacious The well presented house is beautifully light and airy with a great number of large windows allowing natural light into the generous rooms. From an internal porch, a spacious entrance hall leads into three reception rooms, a downstairs lavatory and the dual aspect kitchen breakfast room. This is a very sunny room with a south facing window over the sink where wall mounted and base level units provide a substantial amount of storage and an eye-level double oven and an electric hob are integrated, so too an under counter fridge and dishwasher. A utility room leads off the back of the dining end where there is space and plumbing for a washing machine, tumble dryer and freezer, and a door conveniently opens onto the outside. The elegant main living room is a spectacular space at twenty foot long with a big bay window and a separate glazed door onto the garden, whilst arched niches flank an open fire in a traditional surround creating a cosy focal point. Next door is a good sized dining room, and a sunny sitting room is at the front although this has been a study for most of its life!! Stunning Rural Landscape Views Upstairs, from the galleried landing, there are three generous double bedrooms and two singles, although one of these would accommodate a double bed. The master bedroom benefits not only a large fitted wardrobe but also a balcony over the garden where you can sit in the morning sun with a cup of coffee admiring the beautiful open field views or, equally, in the evening with a glass of something appreciating a stunning setting sun. The fully tiled bathroom has an extra large walk-in shower, with the lavatory completely separate next door. On the other side of the bathroom there is a room with a window to the front, that would easily take a desk if required as a study, but in the past has been a dressing room. Storage in the property is not an issue as there are several built in wardrobes and cupboards including an airing cupboard on the landing and a coats and boots cupboard under the stairs, and a loft. Considerable Garden The extensive garden is a fabulous area for children to run, play and hide with a belt of trees half way down, behind which a substantial vegetable garden has provided the family with home grown bounty over the years. Largely lawn, and not overlooked at all, some beds with roses, perennials and shrubs give colour, all sheltered by a variety of mature deciduous and evergreen trees. The beautiful views of farmland are a particularly appealing aspect of this property, with livestock such as sheep or horses often grazing on the adjacent land. Conservation Village Wereham lies in the Wissey valley, about five miles east of Downham Market and twelve miles south of King’s Lynn. It is a very attractive little village, the heart of which is a conservation area; the flint church, dedicated to St. Margaret of Antioch, and the George and Dragon pub overlook the village green with its large and pretty duck pond. The highly rated pub serves real ales and excellent food and is within easy walking distance.
