Dubai-Marina-Critical-Approach2 Graduate School of Architecture, Planning and Preservation José Aragüez Columbia University Fred Levrat Studio_Summer 2008 06/16/2008 Dubai Marina_Critical Approach Introduction Comparable to the most exclusive waterfront developments in the world's leading cities, the marina will contain over 200 high‐rise buildings and comprise of an area of 50 million square feet. Upon completion it will be the world’s largest man made marina. It was carved along a 3.34km (2 mile) stretch of Dubai's shoreline and is a mixed‐use canal‐city inspired in the Venetian tradition. It will accommodate over 120 thousand people in their luxury apartment towers and villas, with a unique waterfront view. Dubai Marina is the center of Dubai’s new, fast paced business hub. The Marina’s neighbors include Internet City, where the region’s news and other communication professionals have made their home including Microsoft and Reuters, the renowned American University in Dubai, as well as, the forward‐thinking Knowledge Village. Dubai Marina is also conveniently close to Emaar Business Park and Jebel Ali Free Zone. In the Dubai Marina numerous skyscrapers are under developement. Most towers are mid range skyscrapers between 150 and over 200 meters tall. Already today it can be assumed that it will have one of the world‐wide largest high‐rise densities, comparable to Hong Kong and Manhattan. These skyscrapers over 300 meters height are either finished or are under construction: Infinity Tower: with 330 meters it will be the highest skyscraper, which has a 90º twist in the design. Princess Tower: this tower with 414 meters will be the highest residential building of the world. The Torch Tower: this 345 meters high tower will have an enormous LC‐display on it. 23 Marina: in this 395 meters high tower you will find 57 Swimmingpools. 101 Marina: this tower will be 412 meters high. With this height it will be the highest "serviced apartment". Elite Residences: the building has been redesigned to over 300 meters version. Ocean Heights 1: 310 meters tall, will go along with the twin brother, the Ocean Heights 2. These skyscrapers over 300 meters are either approved or under developement: Ocean Heigts 2: with 460 meters it will be one of the highest buildings in the Dubai Marina. The Pentominium: this building will become the highest in the Dubai Marina and with 512 meters one of the highest in Dubai as well. Dubai Marina is positioned along Dubai's new growth corridor. The growth of the city has followed a variation of the Los Angeles model. New centers of development outside of the older cores of Diera and Bur Dubai have sprung up across the desert, linked by motorways and ring roads. This leaves large open spaces in between to be filled in with a lower‐intensity, car‐ dependent form of urban sprawl. There is no real urban history in Dubai, so the developers in the city have invented a variety of urban conditions. So well, let us say we could write our manifesto out of several layers, conclusions that could be extrapolated to entire reality of Dubai… 1. Urban condition “It will be an urban centre on the water”: the urban project is not inserted onto the fabric because there is not such fabric. Instead, the type of urban condition is pre – imagined. The essence is to be “decided”. 2. Urban form The curved outline is completely accidental; it is resulting from the will to recreate something else. The edges clearly draw the boundaries of this pocket of reality. Unlike the traditional city, every development has only one logic, the internal logic. Program The programmatic core of Dubai marina is composed of residential towers and retail podiums. Nothing else. What they call the “commitment to a pedestrian environment” comes actually to promote the contact with that commercial level. It is the society of consumerism taken to the extreme. The new inhabitant will, perhaps unconsciously, accept an imposed lifestyle. It is very symptomatic that the cultural layer in Dubai is practically inexistent. 4. Density Imported from the Manhattan model, it is relied on density as a guarantor for the presence of activity. But unlike the American example, no special attention is paid on the 2D plane with respect to what is occurring on the 3D space. In addition to that, the density is grounded upon homogeneous units. In the case of Dubai Marina, density is not a synonym of three – dimensional activity, but rather of static containers that spit people out onto the one layered – urban shopping mall. 5. Image The built environment conveys an overpowering, monotonous and extremely imposing sensation. The image you perceive of the city is truly timeless because does not seem to pertain to any epoch. 6. Models The lack of tradition has brought about a mixture of many initiatives (Manhattan, L.A., Central Park, Venice, European marinas, lifestyle, etc). Everything is taken from a previous model. 7. Commercial strategy The marina is branded as a captivating environment. There is a clear interest in highlighting the diversity (neighborhoods), while at the same time in pursuing the distinction (skyscrapers). Ultimately, Dubai is a city based upon the promotion of impersonal, standardized values. 8. Virtualization of the sale It is clearly a consequence of the two previous points. You are buying known flavors, you don’t need to discover the special features of a place or what a particular built environment offers by physically being there. Therefore the online catalogue makes a lot of sense. The physical presence as a means to discover is replaced by the sheer description of the combination of familiar flavors you may purchase. 9. Target The community is being built to largely house international people, mostly young expatriates from all over the world who are striving to make their first tax – free million. It should be noted the process to put this master plan in place: vision (lifestyle) ‐> creation of the environment (master plan with many degrees of freedon) ‐> investors hunting instead of them building everything (a lot of money is made by the two parties). On the other hand, the average construction worker, the majority coming from south Asia, earns 2615 USD a year, and the proportion of local population is really little. Instead o f the city evolving over its social layers, Dubai is building up its own generic citizen. .

One of potential solutions for this problem is to build tall residential buildings. The height of this objects, in recent times, ranges from several tens of meters even to several hundreds of meters, while the number of residents ranges from several hundred even to several thousands. Although these objects have built related to modern standards and technologies, with usage of modern materials and machines, problems can happen. One of particularly complex and hard problem presents the evacuation of residents in case of some disaster. Problem is much more severe and complicated if there are people with disabilities or people with special needs in the building. The potential solution for this problem can be the usage of simulation software. This paper was written to show the usage of simulation software Pathfinder in calculation of evacuation times for different evacuation scenarios, without the presence of immobile occupants, with presence of immobile occupants in the percentage of 5 % from complete occupant’s number and with presence of immobile occupants in the percentage of 10 % from complete occupant’s number. Landmark Site: Borough of Manhattan Tax Map Block 1297, Lot 23. On March 14, 1978, the Landmarks Preservation Commission held a_public hearing on the proposed designation as a Landmark of the Chrysler Building and the proposed designation of the related Landmark Site (Item No. 12). The item was again heard on May 9, 1978 (Item No. 3) and July 11, 1978 (Item No. 1). All hearings had been duly advertised in accordance with the provisions of law. Thirteen witnesses spoke in favor of designation. There were two speakers in opposition to designation. The Commission has received many letters and communications supporting designation. DESCRIPTION AND ANALYSIS The Chrysler Building, a stunning statement in the Art Deco style by architect William Van Alen, embodies the romantic essence of the New York City skyscraper. Built in 1928-30 for Walter P. Chrysler of the Chrysler Corporation, it was "dedicated to world commerce and industry."! The tallest building in the world when completed in 1930, it stood proudly on the New York skyline as a personal symbol of Walter Chrysler and the strength of his corporation. New York will always be known as the land of many towers. From early iconic Art Deco splendours such as the Empire State Building and the Chrysler Building, to the newest symbol of resilience found in the One World Trade Center, there is no other city that can top the Big Apple’s supreme skyline. Except itself. Tall projects have been proposed and built in sizeable numbers over recent years. The unprecedented boom has been mostly marked by a rise in tall luxury residential constructions, where prior to the completion of One57 in 2014, there were less than a handful of super-tall skyscrapers in New York. Now, there are four being developed along the same street as One57 alone. Billionaire.com picks the city’s most outstanding multi-family high rises on the concrete horizon. 111 Murray Street This luxury residential tower developed by Fisher Brothers and Witkoff will soon soar some 800ft above Manhattan’s Tribeca neighborhood. Renderings of the condominium showcase a curved rectangular silhouette that looks almost round, slightly unfolding at the highest floors like a flared glass. The modern design is from Kohn Pedersen Fox. An A-team of visionaries has also been roped in for the project, including David Mann for it residence interiors; David Rockwell for amenities and public spaces and Edmund Hollander for landscape architecture.

This trend appeared on the construction market along with the progress of advanced struc- tural solutions and the high demand for luxury apartments with spectacular views. Two types of constructions can be distinguished within this typology: ultra-luxury super-slim towers with the exclusivity of one or two apartments per floor (e.g. located in Manhattan, New York) and other slender high-rise towers, built in Dubai, Abu Dhabi, Hong Kong, Bangkok, and Melbourne, among others, which have multiple apartments on each floor. This paper presents a survey of selected slender high-rise buildings, where structural improvements in tall buildings developed over the recent decade are considered from the architectural and structural view.
