Mature gardens and grounds w meadowland, in all about 4.4 acres Southwold – 5 miles, Beccles – 6 miles, Norwich – 24 miles The Property The Old Vicarage is a most attractive period property of circa 1855 set in extensive gardens and grounds in an unspoilt pocket of countryside adjoining the Sotterley Estate about five miles from the Suffolk heritage coast at Southwold. The property is traditionally constructed of brick under a slate roof and was acquired by the family of the current owners in 1964. It has been a much loved family home since then and various improvements have been carried out over the years, although the house could now benefit from some updating. Typical of the period, The Old Vicarage has light, bright and well proportioned rooms with fine shuttered sash windows which overlook the delightful gardens and grounds with views to open countryside beyond. The property was for many years the doctor’s house and incorporated a consulting room. Situated within the grounds there is a former two bedroom bungalow which was constructed in the 1970s for a dependent family member. This has not been lived in for a number of years and is now in a state of dilapidation. There is also a traditional coach house and stable block for garaging and garden machinery storage. Outside The property is approached from the north via a long tree lined drive containing fine mature trees including lime and horse chestnut. The drive divides and finishes in a large turning and parking area to the front and north of the house. The main gardens and grounds which are a delightful feature of the property lie to the south, east and west. To the south of the house there is a terrace and this overlooks a large area of formal lawned garden with a variety of fine mature ornamental trees, hedging and shrubberies. There are wonderful southerly views over the surrounding countryside and a mature largely beech hedge forms the southern boundary. Situated to the south west there is a large area put down to grass with an area of fruit trees and further fine mature trees including oak. Situated to the east there is a large grazing meadow/field bounded by a shelter belt of mature trees to the north and east. The land in all extends to about 4.4 acres. Outbuildings Situated to the north west of the house lies the former coach house and stable now used as garaging and garden machinery storage and traditionally constructed of red brick under a pantile roof. There is a loft over the garage/stable. To the south of this there is a bungalow built in the early 1970s of brick with a flat roof which is now leaking in several places and has not been used for a number of years, requiring complete refurbishment if it is to be retained. It comprises a kitchen, sitting room, two bedrooms and former bathroom and faces south overlooking its own partly walled garden area. Situation The Old Vicarage is approached by a long curving drive in well stocked gardens and grounds extending to about 4.4 acres. The property is situated close to the fine village church which has Norman origins on the edge of the small hamlet of Stoven in an unspoilt pocket of countryside adjoining The Sotterley Estate. The popular coast resort of Southwold is only five miles distant and the Waveney Valley market town of Beccles about six miles to the north. Norwich, the cathedral city and regional centre of East Anglia, is about 24 miles to the north. Directions Leave Norwich on the A146 Beccles Road and from Beccles take the A145 sign posted towards Ipswich and the A145. About five miles from Beccles, after passing through Shadingfield and Willingham, turn left onto Southwold Road sign posted Uggeshall two miles. After about three quarters of a mile immediately after passing the church on the right hand side the drive to The Old Vicarage will be found on the right with white painted picket fencing flanking the drive. The postcode is NR34 8ER. Energy Performance A copy of the full Energy Performance Certificate is available upon request. Viewing Strictly by appointment with Savills.
