Aerial view of estuary, Kingsbridge Baker Estates recently acquired the site, which already has outline planning permission for up to 60 homes. Following a busy period of meetings with close neighbours, councillors and planning officers, we are today presenting our proposals for the layout, landscaping and detailed design of the new homes, before submitting our plans to South Hams District Council in the coming weeks. It sits to the north of West Alvington Hill and is bounded by Station Yard Industrial Estate to the east and open fields to the west. The site There would be two access points off West Alvington Hill, both of which were approved in detail when the site was granted outline planning permission for up to 60 new homes and 0.5 hectares of employment space back in July 2015. This means that the principle of a mixed-use, residential-led development on the land, together with the detailed design of the access, has been agreed. Today we are presenting the layout and the detailed design of the homes, together with architectural perspectives and landscaping. We acknowledge our responsibility when building in an Area of Outstanding Natural Beauty and will ensure that our scheme is designed sensitively to reflect its surroundings. The proposed development combines a range of spacious houses with attractive landscaping, generous gardens and parking. There is also generous provision of open green space throughout the scheme. These were approved in detail at the time that outline permission was granted and are therefore fixed. Devon County Highways raised no objections at that time. The access points are shown in the drawings below. The existing zebra crossing will remain and the footpath on the north side of West Alvington Hill will be realigned slightly to ensure pedestrian safety when crossing the entrance road to the development. We know that there is local concern for pedestrian safety when crossing West Alvington Hill. While the access points are fixed, we have approached the highways team at Devon County Council to discuss what further safety measures might be possible. The site will be carefully landscaped with around 0.35 hectares (almost an acre) of open space. We are planning: • 57 new homes, both open market and affordable, ranging in size and style from one-bed apartments to four-bed houses. • This will provide a relatively low density development of just 22 dwellings per hectare. • 30% of the new homes – i.e. 17 properties – will be affordable. That means that they will be made available either for shared ownership (30%) or affordable rent (70%) through a housing association. • Parking will be provided in accordance with South Hams District Council’s standards. In addition, and to ensure enough parking on the development, we always provide over-sized garages and comfortable levels of on street parking for residents and visitors. • There will be around 0.35 hectares (just under one acre) of public open space, split between the upper and lower areas. Baker Estates has committed to using local sub-contractors and suppliers wherever possible.
