- 8 - General Unit Information

Upon your arrival to your vacation home, if you find any item inoperable, damaged, spills or spots on carpet or upholstery, please notify the BGRE rental office. Main Office-964-0338 Sea Oats-964-0987

All items in the units are the personal property of the owner; please do not take them or otherwise remove them from the premises.

Air Conditioning: To turn on the A/C, first set the thermostat to your comfort zone, then turn setting to “cool” and fan to “auto” position. Do not adjust the thermostat once is has been set. It normally takes several hours for the unit to cool down inside. To ensure the A/C is operational, place your hand over a vent to feel if cold air is flowing. Keep all doors and windows shut when the air conditioner is operating. (The efficiency of the A/C unit is in direct proportion to the wisdom of the user.) The air will not cool more than 15o from the outside temperature.

Beach: No open fires are allowed on the property or beach. Use established foot paths or boardwalks for access to the beach to preserve vegatation on the beach.

The sea turtle season is from May through October each year, so please remember a few simple things to help protect these magnificent creatures. It is against the law to touch or disturb nesting sea turtles, hatchlings, or their nests. They are protected by both state and federal laws. Avoid using flashlights or flash photography while on the beach at night. Turn off outside patio lights or shield indoor lights from shining directly onto the beach at night. Lights can disturb adults and hatchlings. While enjoying the beautiful beaches during the day, avoid disturbing marked nests and please remove your trash and any personal property at the end of each day. When crossing a dune, please use designated cross overs and walk ways. Do not climb over the dunes or disturb the dune vegetation.

Hot Water: If, after you arrive, you notice you do not have hot water, check the circuit breaker panel in the hallway. (The panel may be behind a picture.)

Please do not use regular detergent in the dishwasher. Use only soap specifically designed for Dishwashers.

Pets: Pets are only allowed in certain pet-friendly units. Contact our rental office for a list of units.

Swimming Pool: (Where applicable) Rules have been posted for your safety – please read and observe them. Containers and drinking glasses made of glass are not to be taken to the pool area. Any property taken from the unit to the pool must be returned to its proper place after use. No lifeguards are on duty. Swim at your own risk. Children are the responsibility of their parents. Please see that they are supervised.

- 9 - Trash: Place all garbage, especially fish cleanings, in sealed plastic bags. Receptacles are available for recycling. Place aluminum cans, plastic containers, clear glass and newspaper in the appropriate container.

Garbage / Recycleables pick-up is on Thursdays. Guests staying in private homes should take garbage containers to the curb on Wednesday evenings.

Personal Belongings: Please keep all personal belongings inside your unit. Clothes, bathing suits, towels, etc. cannot be hung over the balconies or handrails.

General: Any use of the property that would be considered a nuisance by surrounding guests and owners, such as party noise, loud TV or radios, immoral behavior, etc. will not be tolerated. We must ask you to leave if you do not comply with the rules. Parents must be responsible for their children’s behavior and in control of them while in common areas.

EMERGENCY Rental: Calls will be routed to on call staff during non office hours. Please call our normal office number and your call will be forwarded via our voice messaging system. Main Office: 964-0338 Sea Oats: 964-0987 Check-Out Procedure Check out time is 10:00 am unless otherwise approved by Boca Grande Real Estate, Inc. Please follow this check list on your departure:

1. Do not leave any dirty dishes; run the dishwasher and clean the Jenn-Aire grill if it has been used. Please do not leave any excessive laundry (more than three loads). Except for those items, your clean up is taken care of. 2. Close and lock all windows and doors. 3. Turn off all lights. Set A/C to 850 4. Remove all your personal items. (BGRE is not responsible for lost or stolen articles.) 5. Dispose of all trash in appropriate receptacles. 6. Keys may be brought to the office and dropped in the key return located in the glass next to the front door or left locked in the unit. Sea Oats- Leave keys on counter and doors unlocked.

Because the following creates added cost to the owner, the charges listed will be your responsibility:

- 10 - Safety and Security Procedures

Your safety and the security of your personal property are of the utmost concern to us. We urge you to take advantage of the following suggestions.

Your Vehicle Lock your vehicle and do not leave money or valuable items in plain view. Neither Boca Grande Real Estate or the property owner assume the responsibility for any loss.

Double Locks For additional security, utilize the deadbolt lock and safety bar. This will prevent the door from being opened by a regular room key.

Access Do not admit persons into your unit without first making identification. If there is any doubt of the persons true identity, contact the rental office.

Recommendations for Beach Safety

Even though this is public domain and not our responsibility, here are a few recommendations for beach safety:

1. Never leave your child unattended or let them stray off. There is a mild drop off in the surf usually less than one foot, but a child may fall or loose their balance on this edge.

2. Be aware of an undertow when there are large waves. This undertow will carry you down the shore line and sometimes out further in the water. If caught in an undertow do not panic, swim in a slight angle towards the shore with the flow of the current. Choosing to swim near an inlet is poor judgment as these areas are subject to strong currents, boat traffic, and large boat wakes.

3. Avoid over exposure to the sun. Even on an overcast day one can be exposed. Protect yourself and your children with a waterproof sunscreen, hats and sunglasses.

4. During late summer, stingrays are common in the surf. When walking in the water shuffle your feet. This will shoo them off if you happen to bump into one. If you step or kneel on one you may be jabbed with their stinger. A sting is painful and is evident by a puncture wound. Seek medical attention if stung. Soaking in hot water will ease the pain.

5. Never run and dive into the water. Our waters are shallow and have a gradual slope which is great for bathing and swimming, but diving into the water from the shore or a boat could result in serious injury.

- 11 - Fire Safety

1. PLAN AHEAD CHECK THE EXITS Surviving a fire begins right after you check in. When you get to your unit, take a few moments to check out possible escape routes. Remember, in a fire - never use an elevator. The call buttons may take you to a floor filled with smoke and flames.

2. CHECK ROOM It’s important to know the layout of your unit because you may have to stay in it if smoke in the corridor cuts off your escape. Many people have lived through a fire by remaining in their room protected against smoke and gasses while awaiting rescue. Begin by putting your room key close to where you sleep so you can find it easily. You will need to get back into your unit if smoke or fire blocks your exit. You may want to keep it in your pants pocket or on the night stand.

3. TRY WINDOWS Try the windows. Do they open? How do the latches work? Which one would you use in an emergency?

4. LOOK OUTSIDE Look out the window to see what’s outside. Is escape possible? You may be only a few feet from the ground and you can get out this way if the exit way is not usable. If you are on an upper floor, there may be a roof or deck within safe dropping distance. Dropping from more than two floors can result in injury.

5. GRAB KEY - MAKE ESCAPE - KEEP LOW If a fire begins in your unit, report it to the fire department immediately and only then try to put it out if you’re sure you can handle it. If you are at all in doubt, get out of the unit and close the door behind you to keep the smoke and flames contained. Here’s what you do in easy steps: Grab your key and make for the door. If there is any evidence of smoke in the room, roll out of your bed and crawl to the door. With the palm of your hand find the door knob if it is hot - don’t open it. If the door is not hot, open slowly and be ready to slam it shut if necessary.

6. SURVIVAL TECHNIQUES: OPEN WINDOW - VENT ROOM Open window to vent room if there is any smoke. If you are on the first or second floor you may be able to drop to the ground safely. If you are up any higher you are usually better off just staying put. Although some people survive jumps from 35 feet or more, they are usually seriously injured. Fill the tub with water. It might be needed for fire fighting. Turn on the bathroom fan if it helps clear your room of smoke.

7. RUN WATER-WET TOWELS Wet towels and sheets. You’ll need them put around the doors and cracks as smoke sweeps in. Use your ice bucket to bail water.

8. FRESH AIR Get fresh air. Make a tent over your head with a blanket at a slightly open window to get fresh air. If the windows do not open, you may have to break one out with a chair or drawer. If heat and flames are rising outside the window from a lower floor, don’t breathe smoke laden air. - 12 - Fire Safety

9. LAST RESORT - KEEP LOW Finally, if your unit becomes untenable, you may be forced to make for the best exit, but remember to keep low. REMEMBER that few people are burned to death in fires. Most fatalities occur by smoke, poisonous gases and panic. Panic is usually the result of not knowing what to do. If you have an escape plan and adapt to the emergency, you can greatly increase your chances of survival.

EXTINGUISHER Each unit is equipped with a fire extinguisher rated for all types of fires. Become familiar with it’s location and use.

SHOULD YOU FIGHT A FIRE?

HERE ARE SOME CONSIDERATIONS • Make sure everyone has left or is leaving the building • Make sure the fire department has been called

Never fight a fire if any of the following is true: • The fire is spreading beyond the immediate area where it started or is already a large fire • The fire could spread and block your escape route. • You are untrained in the proper operation of the extinguisher. • You are in doubt whether the extinguisher is large enough to fight the fire. It is reckless to fight a fire with an extinguisher in any one of these cases. Instead, leave immediately, close off the area, and leave the fire to the Fire Department.

If you do use an extinguisher to fight the fire, remember the word PASS: 1. Pull the pin 2. Aim low: Point the extinguisher nozzle at the base of the fire. 3. Squeeze the handle: this releases the extinguisher agent. 4. Sweep from side to side: Keep the extinguisher aimed at the base of the fire and sweep back and forth until it appears to be out. Watch the fire area. If fire breaks out again, repeat the process. Follow the directions printed on the model extinguisher you are using.

911 Calls Because we are on a barrier island and we are divided between two counties, it is preferable to call 911 with a regular telephone rather then a cellular phone. State the nature of the emergency and your location. If you have someone who can meet emergency personnel at the drive entry of your location to direct them to your unit, this could speed up the response.

We recommend hiring a local guide to experience some of the best fishing possible. We can suggest some guides with whom we have personally fished. They are a close knit group and they will refer you to another guide that is equally skilled to serve you if they are already booked.
