The elevations are brick and tile beneath tiled roofs. Originally built as a Hall House for the De Warbleten family it has been dendro-dated by the University of Nottingham to be 1292 CE. There have only been three owners throughout this time. In the last 28 years the present owners have sympathetically restored and improved the property which now forms a very comfortable, well appointed and much loved family home. The accommodation is spaciously planned with large and well proportioned rooms with good ceiling heights. There are many historic features including a significant arched beam with dog tooth moulding forming part of the original construction and which gives the house its 2* Listing. The front door opens into a delightful reception hall with wood burner. The handsome drawing room is double aspect with views over the garden and has an open fireplace. The dining room also has an open fireplace while the sitting room has a wood burning stove. The large farmhouse kitchen is a wonderful family entertaining area with an Aga and separate larder, it adjoins a traditional 18th century Bake House which serves as a garden and boot room. DIRECTIONS From Heathfield, proceed on the B2096 road towards Battle passing the Half Moon public house on the right and at Chapel Cross shortly before reaching Punnetts Town turn right signposted to Rushlake Green. After 0.4 of a mile keep right to Warbleton and continue for 1.5 miles, passing the church and the Black Duck Inn. Keep left and at the bottom of the hill the entrance drive to The Old Rectory will be found on the right. AMENITIES Situated in this beautiful stretch of East Sussex countryside, well removed from traffic noise and forming part of an Area of Outstanding Natural Beauty. Warbleton is a small rural hamlet with 13th century church and The Black Duck Inn. The picturesque village of Rushlake Green is about 1.2 miles and here there is a village green surrounded by interesting period houses and cottages, the Horse and Groom public house and a general store/post office. Rushlake Green is a friendly village with many local activities. Heathfield is some 4 miles and provides an excellent range of shops, supermarkets and other amenities. Stonegate station (London Bridge/Charing Cross) is about 9.4 miles. Tunbridge Wells and the coast at Eastbourne are some 16 and 15 miles respectively.
