No: 20/05624/MINAMD | Received: Fri 06 Mar 2020 | Validated: Mon 23 Mar 2020 (Not consulted on this application) 20/05835/FUL | Alterations to and enlargement of existing outbuildings to the south east of Coppice | Outbuildings South East Of Coppice Frieth Road Marlow Buckinghamshire Parish comment: The Parish Council object for reasons similar to those provided by the Planning Officer in rejecting 16/05271. The original application for change of use to a 4 bedroom dwelling in 2016 was rejected amongst other reasons for the proposed increase in footprint in an AONB. The current application does not provide an explanation as to why the large increase in area now stated for storage is required. The certificate of lawfulness application in 2019 for continued use of the outbuildings for domestic storage received strong objections from nearby residents on what appear to be very valid grounds. The inference was that far from being used simply for domestic storage, the buildings are housing small businesses generating traffic and noise in a quiet residential area. The Parish Council is concerned that there have been no comments from neighbouring properties. We refer to 19/08077/CLE where a number of neighbouring properties had not been notified of that particular application. Ratification of Planning Responses made Pre-Meeting … continued from page 1 The buildings were also constructed at a time when storage space requirements were quite different to modern day needs e.g. vehicle sizes etc. None of the door sizes indicated on the plans and elevations allow for vehicle use. Indeed they are more in line with a residential dwelling. There are concerns about flood risk and sewage which have been flagged - both not addressed in the application. The application says the proposal will increase the risk of flooding which is of concern given increases in the frequency and gravity of flooding over recent years. It' is unclear what a "sustainable drainage system" actually means and the Parish Council is surprised that the "assessment of nature of flood risk" wasn't filled out. It is also unclear why a sewage system is needed for storage units. Clarification should be provided giving more information.
