As Olde Town Arvada prepares for the opening of the G line commuter rail, Park Place Olde Town serves as the anchor to the trendiest new suburbia and place to raise a family in the Denver metro. Park Place Olde Town is a one-of-a-kind, newly constructed community that contains 153 luxurious apartment units with best in class amenities and finishes. Each unit is methodically designed to offer a smart living experience with breathtaking features and the stylish finishes that would be expected in a new apartment community. Every floor plan comes with spacious walk-in closets, stainless steel kitchen appliances, and plank laminate flooring. The building is designed with large private patios and balconies to capture the quintessential Denver experience and take advantage of the stunning mountain, park, and city views. Residents enjoy many perks and lavish amenities. There are three uniquely themed ‘social’ courtyards, a state of the art fitness center, 24-hour bike and ski maintenance facility, 24-hour dog washing and grooming station, structured parking, and many other amenities. Park Place Olde Town is just steps from the vibrant Historic Olde Town Arvada, which is soon to include the Olde Town Arvada Park-n-Ride Light Rail Station on the newly constructed G line commuter rail. Due to the proximity to this, Park Place Olde Town is in a perfect position to capture the rent growth that comes along with transit oriented communities. In addition, several ancillary income items are still stabilizing due to Park Place Olde Town being in lease-up for the majority of 2016. These two factors provide a clear path to upside and will generate strong cash flows going forward. There are TWO POTENTIAL SCENARIOS that would provide a combination of strong cash flow, upside potential, and value appreciation. 1) The first option would be to finance the property with a Freddie Mac first mortgage and then refinance to HUD upon the expiration of the interest only period, returning a large portion of the equity, and then pursuing a sale under favorable market conditions. Over a 7 year period this scenario would

  • RTD, DTP to Increase Number of Trains Being Tested on G Line
RTD, DTP to increase number of trains being tested on G Line As many as six trains will be on the alignment starting Thursday; opening date is not yet known DENVER (July 31, 2018) – Starting Thursday, testing on the forthcoming G Line to Arvada, Wheat Ridge and Adams County will take a notable step forward with the addition of more trains on the alignment at more frequent intervals, moving the Regional Transportation District (RTD) and its contractor, Denver Transit Partners (DTP), closer to opening the commuter rail line for passenger service. The ability granted this week to run as many as six trains on the G Line for 10 hours each day – every 15 minutes, between 3 a.m. and 1 p.m. – advances testing toward simulating the full daily service schedule of nearly 21 consecutive hours. The official start to that next phase of testing has not been announced. An opening date for the G Line has not yet been determined. Limited testing along the forthcoming 11.2-mile line between Union Station and Wheat Ridge began last fall and, until earlier this month, had been underway between 8 a.m. and 6 p.m. on weekdays since the start of this year. Starting July 20, up to three trains have been tested every day at half-hour intervals starting as early as 3:30 a.m. and extending through 1 a.m. the following day. The testing process has examined the communication signaling along the G Line, as well as the effectiveness of the communication technology in place at each of its 16 at-grade railroad crossings.

  • For Immediate Release
RTD receives approval to begin limited testing on the G Line Commuter rail testing to begin June 14, 2017 DENVER (June 13, 2017) —The Regional Transportation District (RTD) and its contractor, Denver Transit Partners (DTP), have been given regulatory approval to begin testing along the G Line. Commuter rail trains will begin moving along the corridor from Wheat Ridge through Arvada and into unincorporated Adams County on June 14, 2017. The initial phase of testing on the G Line will be limited, with only a few test trains running Monday thru Friday from 8 a.m. to 6 p.m. The number of trains and frequency will increase as testing progresses toward the fully published G Line schedule. Once full schedule testing is completed the G Line is expected to open to passengers in the second half of 2017. “We are excited to be bringing commuter rail service to the communities along the G line. Authorization to perform testing on the G Line is evidence of the dedication RTD and DTP have in working with the regulatory agencies to ensure a safe system for our riders,” General Manager and CEO Dave Genova said. “Safety is RTD’s top priority, and it is important for the public to be aware and exercise caution when walking, biking or driving near the commuter rail alignment.” Train horns will be used during testing leading up to the opening of the G Line. Train operators are required to sound horns along the line until quiet zones at the crossings have been established by rail regulatory agencies.

  • RTD, DTP Receive Federal Approval for Next Phase of G Line Testing
RTD, DTP receive federal approval for next phase of G Line testing Testing of multiple trains for longer periods is underway; an opening date is not yet known DENVER (July 20, 2018) – The Regional Transportation District (RTD) has received approval from the Federal Railroad Administration (FRA) to begin the next phase of testing on the G Line. Starting today, testing is ramping up and will soon simulate the full daily service schedule of nearly 21 consecutive hours each day. This authorization given to RTD and its contractor, Denver Transit Partners (DTP), represents another significant step forward in the process to open the commuter rail line for passenger service. Limited testing along the forthcoming 11.2-mile line between Union Station and Wheat Ridge began last fall and has been underway between 8 a.m. and 6 p.m. on weekdays since the start of this year. That process has examined the communication signaling along the line, as well as the effectiveness of the communication technology in place at each of the G Line’s 16 at-grade railroad crossings. The gate-crossing technology is the same as that used along two additional lines originating in downtown Denver: the University of Colorado A Line, to Denver International Airport, and the B Line, to Westminster. “We are pleased to have arrived at this phase in the testing schedule, and we continue to appreciate the patience of the public, businesses and leaders in the communities along the G Line as we work through all of the necessary details,” said RTD CEO and General Manager Dave Genova.

  • RTD Marks the Anniversary of the University of Colorado a Line Opening
RTD marks the anniversary of the University of Colorado A Line opening The train line has carried nearly 5 million passengers and traveled 1.2 million miles DENVER, April 17, 2017 – The Regional Transportation District (RTD) opened the University of Colorado A Line one year ago on April 22. The 23-mile commuter rail line has transformed the region by providing connections for thousands of people throughout the metro-area. In the past year the rail line has had approximately 5 million passengers and traveled 1.2 million miles. The train serves more than 17,000 passenger trips a day delivering people to eight stations, including Denver Union Station and Denver Airport Station located at the south end of the terminal at Denver International Airport. For the past year the line has provided service for airport travelers along with local daily commuters, who work, play and live around the line. Since opening the train line, RTD has experienced some operational challenges but the agency, along with our contractor, Denver Transit Partners, continue to work toward the resolution of crossing-gate timing issues with governing agencies. It is important to note that the crossing gates are activating a bit too early and staying down a bit too long, so there are no train safety issues. RTD is poised to have these issues resolved and will begin testing on the G Line to Arvada and Wheat Ridge and plan on an opening later in 2017. “The opening of the University of Colorado A Line launched a new era in public transit in the region as it connected metro Denver to the world,” said RTD General Manager and CEO, Dave Genova.
