The Impact of the Physical Attractiveness and Intellectual Competence on Loyalty
sustainability Article The Impact of the Physical Attractiveness and Intellectual Competence on Loyalty Wen-Chih Yeh 1, Chun-Chang Lee 2,*, Cheng Yu 2, Pei-Shan Wu 2, Jia-Yu Chang 2 and Jiun-Hau Huang 2 1 Department of Real Estate Management, HungKuo Delin University of Technology, New Taipei City 23654, Taiwan; [email protected] 2 Department of Real Estate Management, National Pingtung University, Pingtung 90004, Taiwan; [email protected] (C.Y.); [email protected] (P.-S.W.); [email protected] (J.-Y.C.); [email protected] (J.-H.H.) * Correspondence: [email protected] Received: 29 March 2020; Accepted: 4 May 2020; Published: 12 May 2020 Abstract: This study aims to explore the factors determining consumer loyalty to real estate agents. Based on the past literature regarding the factors of loyalty, the study considers physical attractiveness and intellectual competence combined with a traditional loyalty model in proposing its conceptual framework. It then estimates the relevant parameters using a linear structural equation model (SEM). The subjects of the study consist of consumers in Kaohsiung City, Taiwan, aged at least 20 years old who have experience in engaging the services of real estate companies during housing transactions. A total of 300 questionnaires were distributed, with 268 valid ones being returned, for a valid return rate of 89.33%. According to the empirical results, physical attractiveness indirectly influences satisfaction through trust and intellectual competence, with satisfaction in turn affecting customer loyalty. The effect of physical attractiveness on satisfaction through trust is more significant than its effect on satisfaction through intellectual competence. -
The Selection Process of National Park Landscape Areas and the Imaginative Geographies in Taiwan During the Japanese Colonial Period
ACADEMIC WORLD of Tourism Studies vol.1 The Selection Process of National Park Landscape Areas and the Imaginative geographies in Taiwan during the Japanese Colonial Period Koji KANDA This paper discusses the relationship between the selection process of national park landscapes and the imaginative geographies in Taiwan during the Japanese colonial period, focusing on the ambivalent and contradictory nature of modern spatiality. In 1937, three national parks were designated in Taiwan by the Taiwan Colonial Government: the The Tatun National Park, The Tsugitaka- Taroko National Park and The Niitaka-Ali Mountains National Park. In this selection, criteria used in choosing national parks in mainland Japan were directly applied to those in Taiwan, which was characterized by mountain landscapes; selecting the natural and majestic landscapes symbolising the great Japanese Empire was considered to flaunt Japanese superiority and attract tourists from all over the world. The selection was met with opposition that asserted distinctive characteristics of Taiwan in the tropical landscapes, which was also rare and thus attractive as a tourist site. Such opposition was however denied as suitability to the Japanese standard, benefits to health and wellbeing of the Japanese residents, and proximity to Taipei City were more of the priority, and furthermore, tourism potential was considered inappropriate in selecting national parks. The paper shows, in the dynamic process of the production of space for national parks in the colonial Taiwan, that the selection of Taiwanese national parks was related to the identity politics of spatial scale between Taiwan and Japan, and that the relations between nationalism and tourism were not always harmonious. -

Yangmingshan National Park is located in the north of Beitou. Yangmingshan was called Tsaoshan (Grass Mountain) during Japanese occupation of Taiwan, because it was covered with grass and seldom visited. After World War II, the KMT government renamed the mountain Yang Ming Shan and built a park here. Yangmingshan National Park is the only park in Taiwan that has volcanic geography and hot springs. It is next to Sha Mao Shan and Chi Hsing Shan with Ta Tun Shan on the right and Kuan Yin Shan in front. The magnificent mountainous scenery and comfortable weather have made Yangmingshan National Park a perfect summer resort. Total area of the park is 125 hectares, designed in traditional Chinese style. The natural beauty of the part has won it the reputation as urban forest and the Taipei garden Historical Background Shei-Pa National Park was established In 1992, located at the border of Hsinchu, Miaoli and Taichung. It faces Guyan Shan and Le Shan in the north, Dajia River in the east, Beikeng Shan and Siaosyue Shan in the west and Yuluowei Shan and Dajia River in the south. Total area of the park is 76,850 hectares.Shei-Pa National Park is the fifth national park of Taiwan. The mountainous scenery is spectacular as there are several mountains in the park. The mountains are of different heights and the drop height reaches 3000 meters. The highest mountain is the Shei Mountain, 3,886 meters in height and it is the second highest mountain in Taiwan. Annual Report 2020 Central Bank of the Republic of China (Taiwan)
Annual Report 2020 Central Bank of the Republic of China (Taiwan) Taipei, Taiwan Republic of China Foreword Chin-Long Yang, Governor Looking back on 2020, it started with an outbreak of the coronavirus COVID-19 that quickly spread out and wreaked havoc on the global economy and world trade. Hampered by the resulting demand weakness both at home and abroad, Taiwan's economic growth slowed to 0.35% in the second quarter, the lowest since the second quarter of 2016. However, the pace picked up further and further in the latter half of the year amid economic reopening overseas and the introduction of consumption stimulus policies domestically. The annual growth rate of GDP reached 5.09% in the fourth quarter, the highest since the second quarter of 2011. For the year as a whole, the economy expanded by 3.11%, also higher than the past two years. Similarly, domestic inflation was affected by the pandemic as softer international demand for raw materials dragged down energy prices and hospitality services (such as travel and hotels) launched promotional price cuts. The annual growth rate of CPI dropped to -0.23%, the lowest since 2016, while that of the core CPI (excluding fruit, vegetables, and energy) fell to 0.35%, a record low unseen for more than a decade. Faced with the unusual challenges posed by pandemic-induced impacts on the economy and the labor market, the Bank reduced the policy rates by 25 basis points and rolled out a special accommodation facility worth NT$200 billion to help SMEs obtain funding in March, followed by an expansion of the facility to NT$300 billion in September. -

Destination Highlights Taroko National Park Website: http://www.taroko.gov.tw/English/?mm=5&sm=1&page=1#up When Taroko National Park was established on November 28, l986, it was of special significance for the environmental protection movement in Taiwan: it showed that both the public and the government agencies had realized that against the background of the nation's four decades of extraordinary economic success, serious damage was being done to its natural resources. According to the National Park Act of the Republic of China (passed in l972), parks are established to protect the natural scenery, historic relics and wildlife; to conserve natural resources; and to facilitate scientific research and promote environmental education. Changchun Shrine (Eternal Spring Shrine) Drive from the west exit of the Changchun Tunnel of the Central Cross-Island Highway, then turn south(left) and go along the old Central Cross-Island Highway to the car park next to Liwu River, and you can see the Changchun (Eternal Spring) Shine which commemorates the 212 personnel (military veterans) who died during the construction of the Central Cross-Island Highway (1956~1960). Spring water adjacent by the Changchun Shine flows all year round, and the Highway Bureau named it after "Chanchun Falls." It is now scenic spot with special significance on the Central Cross-Island Highway. In 1987 the cliff by the rivers collapse and destroyed the pavilion next to the Changchun Shine. After 10 years it was restored and is now open to the public again. that the back of the Changchun Shine there are stairs leading to Kuanyin Cave, Taroko Tower, Bell Tower (the highest point), and across a suspension bridge to Changuang Temple (Zen temple) . -
