Access statement for “Lobster Pot” St Merryn, Porthcothan, Padstow, Cornwall, PL28 8PR Introduction Lobster Pot is a cosy, one-bedroom cabin made for two. It is set off the beaten track, one mile inland but there are 10 beaches within 5-20-minute drive. Porthcothan is a tiny coastal village has a lovely hidden quality; it has remained largely undeveloped and provides an 'away from it all' feel, perfect for couples. For bookings please contact Beach Retreats on 01637 861 005 or visit www.beachretreats.co.uk Pre-arrival information The nearest train station is Newquay 9 miles (24 min drive) south from Porthcothan. Nearest Airport - Newquay Cornwall Airport (NQY) is located 5 miles (14 min drive) south from Porthcothan. Local bus route 556 runs regular services between Newquay, Watergate Bay, Newquay Airport and Padstow. (For bus times and fares please visit http://www.firstgroup.com/ukbus/devon_cornwall/journey_planning/). Taxis are available at Newquay train station or can be ordered at the airport on arrival. For pre-booking a taxi we recommend Trenance Cars, tel 01637 262626. Accessible taxis are available on request from A2B taxi, tel 01872 272989. The nearest mobility shop, Independent Living, can be found in Newquay, address 3 St George’s Road, Newquay TR7 1RE. Tel 01637 498015. They also provide equipment hire. Arrival, Parking and Key Collection From the A30 take the Cornwall Services junction onto B3274 to Victoria, Roche & St Columb. Continue on the B3274. At the next roundabout (St Columb) take the 4th exit onto A39 to Wadebridge. At the next roundabout (Winnards Perch) take 1st exit B3274 towards Padstow. In 3 miles turn left towards Rumford and St Merryn, continue on this road (over the small crossroads) for 2.1 miles. Turn left on the road signposted Porthcothan & Treyarnon with a red post box on the corner. Continue for approximately 1 mile and the cabin entrance is on your right. The entrance is signposted with the cabin name and has white pillars and a fallen pine tree on the right-hand side. Parking is on the wide driveway, in front of the owner’s home. Key collection details will be provided with your booking confirmation. Entrance to property From the driveway, there are two access routes. One is a paved path then gravel leading to the back gate of Lobster Pot. The back gate is 38 inches wide, with a 2-inch lip. There is a 4-inch step up to the deck from the garden and then a 1-inch lip at the main entrance door, if taking this route. The alternative access is via a paved path, then wooden decking which is 47 inches wide. There is a one-inch lip at the main entrance door. The area is well lit but there are no handrails. There is a 4-inch step down to the garden, if taking this route. The double door entrance to the cabin is 28-inch-wide if one door is open and 147 inch if both doors are open. They open into the lounge/dining area. Kitchen, dining & living room The same flooring continues from the entrance to the open plan kitchen/dining/living area. The dining area is a level area with a table that seats 4 – two chairs, one stool and one bench. It is well lit by ceiling lights and chandelier. The flooring is wooden laminate surrounded by large sideboards. The height of the table is 30 inches and there is space underneath for a wheelchair. The kitchen counters are 35 inches high. The highest shelf is at 75 inches and the items on the shelf could be moved upon request. Everything else is at the same level as the kitchen counters. The oven has a drop-down door. The fridge stands at 40 inches high with the highest shelf being 33 inches and lowest shelf 13 inches. There are wall lights and two pendants that can be adjusted. The sitting room is level, spacious and well lit and the same flooring continues throughout, with two flat weave rugs in front of the sofa and armchair . It is open plan from the dining area. All furniture can be moved but typically comprises one two-seater sofa, one armchair, bean bag chair, a small, round coffee table, large floor lamp, TV unit, log basket, small fireplace and small storage bench. The light switch is 47 inches high and this activates ceiling spots. The TV unit is 30 inches high. Bedroom 1 The door to the bedroom is directly off the dining area, the gap is 31 inches wide and the floor is level from the living room with the same flooring. Upon entering the room, there is a door to the ensuite bathroom on the left-hand side and a zip and link bed and cupboards to the right-hand side. The gap on the left-hand side is 23 inches wide and the gap on the right-hand side is 25 inches wide. The zip and link bed is 190 inches wide and can also be made into two single beds. The dressing table is 30 inches high and there is a stool that is 18 inches high. There is also a wardrobe, and the rail inside stands at 63 inches. The room is well lit by small window, ceiling lights and lamps. Bathroom The door to the ensuite bathroom is 31 inches wide and the floor is level from the bedroom. There is a washing machine to the right-hand side and a towel rail on the left-hand side. The height of the towel rail is 36 inches and the shelf above this stands at 58 inches. The sink is 35 inches high; the toilet is 16 inches tall and the bath with shower over is 24 inches tall. Outside Area The outside area has a large decked terrace leading on to a gravelled area with planting. There is a small enclosed grill station on the gravelled area. The doorway is 30 inches wide. The grill is at a height of 37 inches and the bar/worktop area is at 43 inches. There is an outdoor table on the decked area that stands at 28 inches with 2 chairs. Additional Information The property is non-smoking, including outside areas. There is electric heating throughout and a log burner in the lounge. Light switches are at the height of 115cm/3’9’’. The property is pet friendly. The nearest hospital with minor injuries unit is located in St Thomas Road in Newquay, TR7 1RQ. Telephone 01637 834 800, opening hours 08:00 – 22:00 daily. Thanks were expressed to Maxwell Allin & Andrew Hargreaves for pre-planting works which made the task much simpler. A decision yet to be reached on planting of remaining trees (approx 40). It was suggested planting some behind one of the bus shelters at Red Post, subject to obtaining permission from Cornwall Highways Dept who own and manage the land. Defibrillator –An application for grant has been submitted to Cornwall Councillor’s Community Chest Fund for proposed Red Post defibrillator.
