The Old Vicarage is located in the historic core at the edge of the medieval market town of the town of Eye. The town has a beautiful parish church, castle, public house, post office, bank and a variety of day to day shops.

Eye is well located between the market towns of Stowmarket and Diss which provide a wider range of shopping, recreational and educational requirements. There are main line stations in both towns with services to London .

The A140 provides routes to the A14, M11 and the main motorway network beyond. Eye is also well positioned for the two county towns and Norwich which offer a far wider range of facilities and further regular train services to London. Description The Old Vicarage is a handsome Grade II Listed house in an exceptional setting adjoining the church, within walking distance to the centre of Eye.

The property is thought to date from the 1450's, built around a timber frame, with a Georgian southern facade and re-modelled in the Victorian era.

The property has a great deal of character which has in recent years been fully restored with high quality finishing throughout. Period detailing includes panelled doors, sash windows with window shutters, fireplaces in the main reception rooms and period grates in two of the bedrooms. Of particular note are the impressive galleried entrance hall, the triple aspect drawing room with an ornate marble mantelpiece and the dining room overlooking the front garden. Many of the rooms have been pared back to enhance the original features with lime washed walls, original stone and wooden floors, cleverly juxtaposing period and 21st century fixtures and fittings.

The kitchen/breakfast room is an open plan layout and has an Inglenook fireplace housing an Aga. The addition of the garden room has opened up the kitchen/breakfast room beautifully, connecting it more fully with the garden, resulting in a very light and airy living space. The scullery and boot room are off the kitchen as well as access to the cellar.

The bedrooms are well-proportioned and all have attractive views of the mature gardens and the church.

Outside The Old Vicarage is approached via a sweeping gravel driveway through wrought iron gates leading to a parking area adjoining the Coach House, which provides garaging and storage.

The front of the Vicarage is approached via the churchyard through a charming, wisteria covered lantern arch.

The gardens are principally to the east of the house, flanking the drive, with a large lawn and shrub beds screened by a belt of trees including yew, silver birch and beech. There are many impressive mature specimen trees including pine, spruce, cooper beech, yew and redwood. There are further gardens to the north west laid to lawn with a butterfly and bee border. A kitchen garden is laid out along with espalier fruit trees including fig, pear, quince, apple and greengage and a wild flower meadow.

Services Mains water, electricity & drainage. Oil fired central heating.
