Situation Anton’s Hill House is situated in a beautiful and peaceful rural location some 5 miles north of the historic town of , about 8 miles east of the delightful town of Kelso and approximately 16 miles west of Berwick-upon-Tweed with its inter-city rail connections to the north and south. The journey by rail from Berwick-upon-Tweed to Edinburgh currently takes approximately 45 minutes, whilst the journey to London takes about 3 hours and 40 minutes. Edinburgh, with its international airport, lies about 44 miles to the north west. Coldstream has a good selection of local shops and services as does Kelso. There is good schooling in the area with primary and secondary schools in Kelso and Duns, and excellent primary schools at Swinton and Coldstream. Longridge Towers, a well-known private school, is located just outside Berwick-upon-Tweed.

Anton’s Hill House is ideally situated for those wishing to take advantage of the wealth of recreational opportunities available in the , an area renowned for its unspoilt beauty, strong equestrian tradition and rich variety of sport. Directions Anton’s Hill House is reached from Edinburgh by taking the A68 south as far as Carfraemill. Turning left at this point, following the A697. At the junction with the B6461 turn left to the village of Leitholm. At the 30mph speed restriction sign turn immediately right; the first turning on the right, at the East Lodge, leads to Anton’s Hill House.

Description Anton’s Hill House was designed by William Burn, the famous Scottish architect, and completed in 1853. It gets its name from a nearby well that is dedicated to St Anthony. Burn designed the house in Jacobean style which, at the time, was undergoing a 19th century revival. The house, which is listed, is beautifully constructed of dressed sandstone under a predominantly slate roof (on the site of a much older house). Consequently the site is very private, being surrounded by mature policies and specimen trees. The house has a southerly aspect and is approached down a sweeping tarmacadam drive, from the East Lodge, through wonderful wooded policies and an avenue of mature oak trees.

The house contains much of Burns’ original interior decorative features that include an elegant staircase, large doorways, marble fireplaces, corridors and generous proportions throughout. All the rooms have plenty of light due to the large windows. The accommodation flows well with a sensible layout. Of particular note are the public rooms which are especially handsome. The bedrooms are spacious and there are a good number of bathrooms. The principal accommodation has been significantly refurbished in recent years whilst the secondary accommodation is currently used for

storage but, subject to obtaining the necessary consents, could be adapted/converted to create additional accommodation/self-contained flat/annex/office space.

Outbuildings Anton’s Hill House has plenty of storage space including a double garage (currently used as an implement shed), garden store, log store, outside WC, 2 x 2,500 oil tanks etc. The boiler room, in the house, has a generator facility.

Gardens and Grounds The house has beautiful views across its own grounds and the variety of trees and shrubs in the garden offer a constantly changing scene throughout the year. The gardens are opened annually under Scotland’s Garden.

There is a stumpery, a well planted pond, shrubberies and herbaceous borders, topiary elephant family of yew, shrub rose walk, leading to an acer glade with martagon lilies. There is another pond planted with dogwood and gunnera with a hosta island.

To the east of the house is an extensive paddock, interspersed with parkland trees. The paddock extends to approximately 15 acres and provides good grazing. The field could be let seasonally or would make ideal grazing for horses. There are also approximately 12 acres of woodland and garden containing a large number of specimen trees.

East Lodge The East Lodge, which has been fully re-furbished, is situated at the entrance to the drive to Anton’s Hill House. It, too, is listed and is currently let on a Short Assured Tenancy. The open-plan accommodation is on one floor and consists of a sitting room/kitchen, two bedrooms, kitchen and bathroom.
