Conceptual Plan & EMP CHAPTER –1 1.0 INTRODUCTION 1.1 PURPOSE OF THE REPORT: M/s. Spasht Management Consultants Private Limited & Others is proposing to Construct an IT Office Building at Survey No: 29,29/A & 41(P), situated at Gachibowli Village, Serilingampalli Mandal, Ranga Reddy District, Telangana State. The Total Plot area available is 6,372.52 Sqm, Road Effected Area is 578.21 Sqm and the Net plot area is 5,794.31 sqm. The Built up area of the project is 67,013.99 Sqm. (5 Basements + Ground + 19 Upper Floors). The Total Built up area for the proposed project is greater than 20,000 Square Meters, as per the EIA Notification dated 14th September 2006 and its amendments there off, the proposed project activity falls under Building & Construction projects 8(a) Category B (B2), which necessities to obtain Environmental Clearance from SEIAA, Telangana State. As part of this activity the proponent has prepared Form-1, Form-1A, Conceptual Plan and Environmental Management Plan and submitted to SEIAA, Telangana for obtaining Environmental Clearance. 1.2 IDENTIFICATION OF PROJECT & PROJECT PROPONENT: The proposed Construction of IT Office Building of M/s. Spasht Management Consultants Private Limited & Others is promoted by Sri. D. Ravi Varma Raju and having their office at Plot No.13, 2nd Floor, Versun Building, Guttala Begumpet, Kavuri Hills, Madhapur, Hyderabad, Telangana State – 500081. 1.3 PROJECT COST: The estimated cost for the proposed project will be 70.0 Crore. 1.4 SALIENT FEATURES OF THE PROJECT: The salient features of the project are given below M/s. Conceptual Plan & EMP CHAPTER – 2 2.0 PROJECT DESCRIPTION 2.1 LOCATION DETAILS: M/s. Spasht Management Consultants Private Limited & Others is proposing to Construct an IT Office Building at Survey No: 29,29/A & 41(P), situated at Gachibowli Village, Serilingampalli Mandal, Ranga Reddy District, Telangana State. The Total Plot area available is 6,372.52 Sqm, Road Effected Area is 578.21 Sqm and the Net plot area is 5,794.31 sqm. The Built up area of the project is 67,013.99 Sqm. (5 Basements + Ground + 19 Upper Floors). Features of the site: The area earmarked for construction of an IT Office Building is located at Gachibowli Village. The geographical co-ordinates of the site are 17°26'34.23"N Latitude and 78°22'6.58 "E Longitude. i. Accessibility & Existing Road network The nearest road is Inorbit Mall Road which is Adjacent (N) to the project and major road is Gachibowli to Miyapur Road, which is 0.5 Km(W) to the project site and other road Gachibowli Flyover which is 0.6 Km(SW) to the project site. ii. Topography The General topography is plain topography. Commercial and Residential flats are surrounding the site. iii.
