License No. B.M.C.STR / R / 80 License No. NMMC / SE / 91 6 VISUAL SURVEY SCOPE OF WORK A] INVESTIGATION BY VISUAL SURVEY: Flat / Shop wise Internal as well as External visual survey for diagnosing all the existing problems. Prescribing the appropriate technical solution of the problem along with the optimum costs, with various alternatives. Submitting a detailed report giving a total, gross estimated cost of the repair work. LumpsumRs.____________/- plus (18%GSTRs. ______ or as applicable) total Rs. ___________. 7 STRUCTURAL AUDIT B] STRUCTURAL AUDIT BY NDT: Assessment of the BUILDING STRUCTURE and EVALUATION Report The complexities of structural repair and leakage protection demands in- depth and rational analysis of the problems, hence, it is imperative that the cause, effect, and degree of influence that the identified problems have on the present and long term serviceability and integrity of the structure are established. Once the causes are known, mechanisms of the problem can be determined, rational decisions can then be made concerning a suitable remedial action plan, selection of materials and preparation of specifications. The scope of our work at this stage would be: Internal survey of every flat/shop to be done by visual and tapping observations, the observations for the internal structural distress are made from the floor of the flat and then recorded. Ascertaining the structural status of the building based on location and level of structural deterioration. Evaluate and opine on structural provision and deficiencies [if any]. Detecting the location and level of dampness and leakages. To establish the specific causes behind the above problems. 8 Suggesting remedial measures for rectifying the problems. Enlist the priorities of the various activities based on demand of the problem. Preparing a budgeted cost of the works with options. To inspect the society building from outside and common places like staircase, staircase room, overhead tank, terrace, lift machine room etc. Time period of Report: -30 working Days after survey. All N.D.T. and D.T. tests will be taken from outside of the building, common areas and O.H.W.T. ( No test will be carried from inside of the flats. ) For Taking N.D.T. tests plaster of R.C.C. surface needs to be removed for the accurate reading. Redoing of plaster is not in our scope of work. Carrying out Non- Destructive Testing. 1. Ultrasonic Pulse Velocity Test 2. Rebound Hammer Test Additional test like:- 1. Half Cell Potential test 2. Carbonation Depth test 3. Core test 4. Chemical Analysis test 5. Note:- For any additional duplicate black & white copy of Audit report Rs. 500/- ( Rupees Five hundred only ) will be charge extra . 10 BUILDING REPAIR PROCESS Floating tender containing General and Technical specifications, Legal terms & conditions & Bill of quantities, keeping in view your budgetary constraints. Assisting the Society in the selection of a good contractor and monitoring the work being carried out through proper supervision, keeping in view the timeframe allocated and budgetary constraints. Certifying the work carried out in terms of both qualities as well as quantity. Process includes : Inviting Tender, Opening of tender documents. Carrying out comparative evaluation, Submitting our recommendation, Awarding the work to the selected contractor‟s work, including quality control. Preparation of Contract documents. Verifying the Tri-party measurements, Checking of the submitted bills, Certification of bills for release of payments. 11 Schedule of Payment The Professional fees will be charged ____%on total cost of repairs including the extra items executed by the contractor plus 18% GST. The schedule of payment will be released as follows: 1. Along with work order : 10% (Rs. _____/- + GST) 2. Submission of repair estimate and approval from client : 20% (Rs.___/- + GST) 3. Floating of Tender and evaluation of contactors: Free of cost 4. On Finalization of Contractor : 10% (Rs._______/-+ GST) 5. Actual Execution of project : 60% (Rs_______/- + GST) 6. Unlike the other planned cities of India, Navi Mumbai was specifically built as a planned decentralization of a large metropolitan city. The research focuses on explaining the urban social pattern of this particular case study. An urban social pattern reflects the social characteristics of the urban setting. In the case of Navi Mumbai, the government had a social agenda of promoting a social pattern based on socioeconomic distribution rather than an ethnic one. Analysis of the data provides an insight to the results of this social agenda, and provides a basis to frame new ones. Thus, the study not only addresses a basic research question, but also has policy implications. The research involves a comprehensive review of secondary source material to establish the theoretical framework for the research. The review also involves an extensive inspection of urban social patterns across the world to better contextualize this particular case study. The research puts forth a model that explains the social pattern of Navi Mumbai by social area analysis using variables, which are drawn from social aspects of any city and indigenous factors of Indian settlements.
