MANAGEMENT agrees to waive the pet restrictions of the original lease agreement provided that the RESIDENT agrees to and meets the following terms and conditions:

1. Only the pet(s) listed and described below are authorized under this pet agreement. Additional or other pets must be approved by MANAGEMENT. No snakes or ferrets are allowed. 2. Pet(s) will not cause danger, damage, nuisance, noise, or health hazard, or soil the PREMISES, which includes the house/apartment unit, grounds, common areas, walks, parking areas, landscaping, and gardens. RESIDENT agrees to clean up after pet(s) and agrees to accept full responsibility and liability for any damage, injury, or actions arising from or caused by pet(s). 3. RESIDENT agrees to register and immunize the pet(s) in accordance with local laws and requirements. 4. RESIDENT warrants that pet(s) is(are) housebroken and has no history of causing physical harm to persons or property, such as biting, scratching, chewing, etc., and further warrants that the pet(s) has(have) no vicious history or tendencies. 5. RESIDENT agrees to observe and adhere to the following regulations:

Dogs and Cats: Must be controlled at all times. Must be kept on a short leash while in common areas or on the grounds. Barking will not be tolerated in that it is considered to be a nuisance to other tenants. Proper disposal of cat litter (securely bagged) will be done on a frequent basis. Odors arising from cat litter will not be tolerated. Maximum 2 pets – dogs or cats.

Fish: Aquariums will not leak and will be cleaned regularly to prevent foul water odors, and will be restricted to a 50 gallon maximum size.

Note for Apartments/duplexes: If there is an on going problem keeping the grounds/common areas free of dog waste, a fine of $25/registered dog will be charged to every RESIDENT in the building with a registered dog, any and every time the grounds/common areas become exceedingly soiled by dog waste, as decided by MANAGEMENT. In accordance with the lease agreement, a $500 fine will be charged to any RESIDENT with an illegal pet, or whose apartment unit shows evidence of an illegal pet.

Pet Charges: Resident agrees to pay a fee of $200 fee for the first pet/$150 for 2nd pet $______Resident agrees to pay a monthly pet rent of $25/ each, max 2 pets) $______Please write separate checks for the pet fee/rent.

Any fee above shall not limit the obligation of the RESIDENT. In the event of a violation of any of the following terms and conditions, MANAGEMENT shall have the right to immediately cancel this agreement and require the RESIDENT to immediately remove the pet(s) from the PREMISES. Cancellation of this agreement will not imply a waiver of the responsibility of the RESIDENT for any fines or damages.
