The following information provided by the current Owners:

Custom built home, 12/1994, 4789 sq. feet finished space; 4 BR, 3.5 baths, attached 3 car garage & detached 2 car garage/storage/work area with solid floor loft.

2.95 acres, 350+ feet bay front, bulkhead, rip rap – bulkhead refurbished 2013/14. 60’ pier with 30,000# boat lift and separate Jet Ski lift, regular spring/fall preventive maintenance; electrical panel upgraded in 2017. Water depth at pier is 3-3.5’ mean low tide.

HVAC – oil furnace, central A/C unit and 2 heat pumps provide heat and central air conditioning throughout the house. The oil furnace; Central AC unit and the largest heat pump were replaced in 2010 with high efficiency units all with 10 year transferable warranties. The Smaller HVAC unit for the loft was replaced in 2016. Annual preventive service contract in place - spring/fall servicing.

Water treatment systems replaced in 2010 – well water (water tested, recertified, 2014). Two (2) pressure tanks replaced 4/2017.

Roof replaced in its’ entirety including detached garage – 2013, 50 year transferable warranty.

House repainted, re-caulked, 2013.

Two (2) 50 gallon water heaters (electric) replaced over the last five years.

Swimming pool is 20’/40’ and was re-furbished/re-plastered 2013/2016. All new equipment added 2012-2013. Cover fabric was replaced in 2016.

Septic system, tested, re-certified 2014. Lawn Irrigation system covers the entire property, regular maintenance performed. Treated water around the house; untreated, raw well water for the remaining property.

Central Vac home unit replaced, 3/2016 (Vacuflo).

Outside Kitchen door replaced (Andersen), 11/2016.

Crawl Space is completely encapsulated and climate controlled.
