TWO CREEKS ANNUAL MEETING DECEMBER 29, 2016 MINUTES SNOWMASS CLUB ROOM

Directors Present: Yale Gieszl, Jim Rifkin

After determining a quorum had been obtained via owners present and proxies, President Yale Gieszl called the meeting to order at 4:05 p.m.

Minutes of December 29, 2015: A motion was made to approve the minutes of last year’s annual meeting. The motion was seconded and passed.

2017 Budget: Yale explained that the landscaping budget was slightly over but the entryway is starting to look good. Jim thought more color was needed and he will coordinate with Snowmass Lawn’s new owners to increase the plantings. It was agreed $4,000 or $5,000 would be adequate for new plants. The legal costs exceeded the amount budgeted because of the Fire Department’s request to temporarily use the Snowmass Land Company site at the bottom of Two Creeks Drive to erect facilities to house equipment, etc. while the new station is being built. The Association opposed this use and had legal counsel address that concern with the Fire Department. The result was the Fire District found another location and the open space will be preserved. The legal budget has been increased as there may be other issues in the future with the open space. A motion was made to approve the 2017 budget. The motion was seconded and passed.

Election of Board of Directors: The present board of Yale, Gieszl, Jim Rifkin, Andy Paul, Tom James, Bonnie Daniels and Billy Rosenthal was nominated for another year term. There being no further nominations, the motion to nominate the slate was seconded and passed.

Yale was nominated to serve as president, Jim, vice-president and Bonnie as secretary/treasurer. The nominations were seconded and passed.

East Village Master Association—Yale explained he had been approached by Bill Boineau, manager of the Pines Association to activate the East Village Association. The Association’s function was to oversee the private lift operations and insurance shared by the Pines, Two Creek and the Owl Creek Townhomes. Jim and Yale attended a meeting with the Pines legal counsel but are not convinced that Two Creeks has much of a role in the proposal and are waiting for further information before continuing discussions. It was motioned that Yale and Jim should continue to represent Two Creeks in any negotiations regarding the East Village Master Association. The motion was seconded and passed.

Other Business: It was mentioned that wildlife such as moose and bears seem to be more prevalent than in the past and owners should be more aware when outdoors. Two Creeks Annual Meeting December 29, 2016 Minutes Page 2

An owner commented that trees are starting to mature and starting to block certain view planes. Unfortunately, there were never any rules put in place to deal with this problem and it may be worthwhile to discuss with neighbors whose trees may be a problem.

Construction impacts were brought up. Yale said the board is actively involved with the Snowmass Design Committee to try and minimize these impacts as much as possible.

There being no further business, the meeting was adjourned at 4:48 p.m.
