HOUSE PLAN (PER LOT) APPROVAL REV I EW CHECKLIST (For Use by Owner/Contractor and Town Architect)

Owner/Contractor: In order to provide a systematic and uniform review of the proposed construction, one set of architectural plans and specifications signed and sealed by a registered Florida engineer is required. Plans and specifications shall be completed and detailed to the point that all significant aspects of construction are clearly identified and understandable by construction professionals. Construction plans shall adhere to the Deer Moss Creek Pattern Book specifications.

Access street(s) and walkway(s), drives and other exterior improvements with dimensions. ______b. Grading drainage plan [scale 1” = 20’ (minimum)] (including existing and changes to topographic data and tree survey information), including on-site retention areas, fill plan, if any (indicating run-off and tree preservation method), culvert(s), location, size and flow direction, foundation plan. ______c. Service entry to lot of water, electricity, gas, cable and telephone ______d. Building plan (footprint/placement) to scale [1/8” = 1’ – 0” (minimum)], indicating all structures and other improvements to be included in the scheme with dimensions & percentage coverage ______e. Location and identification of special features (e.g., drainage ditch, nearby easements, adjacent structures, etc. ______f. Location of contractor ID sign, outdoor toilet facility and dumpster ______g. Notation on site plan of existing grade elevation ______h. Finished grade elevation (minimum 18” above grade) & finished floor elevation

Final Landscape Plan at the scale of site plan [1” = 20’ (minimum)] including: ______a. Boundary: Indicate all perimeter property lines, setbacks, dedicated easements and north arrow. ______b. Building setbacks: Review Deer Moss Creek Pattern Book Lot Type specifications. ______c. Perimeter Areas: Reflect all adjacent site conditions and surrounding roadways, lakes and pertinent features, which may affect the subject property. ______d. Hardscapes: Indicate all proposed vehicular and pedestrian circulation treatments, miscellaneous amenity elements, garden features and permanent site furnishings such as site walls fences and gates which may affect the use of the site ______e. Utility Elements: Show all air conditioner equipment locations, exposed utility meters garbage areas, LP gas tank, pool equipment and any service or utility elements which may require landscape treatment or buffer screening. ______f. Decorative Grading: Indicate general existing grades and all proposed decorative. ______g. Show proposed planting beds and sod areas. ______h. Vegetation: Provide a comprehensive landscape layout for all trees, shrubs, ground covers, vines and sod which are planned throughout the site. ______i. Street Tree Location: See Landscape Standards in the Deer Moss Creek Pattern Book. ______j. Plant list: Identify all planned vegetation with a plant list that reflects the scientific and accepted common name, height, spread, caliper, or size at time of installation as well as any necessary remarks which may be required to clearly portray the technical needs for design review, and/or final installation purposes. ______k. Irrigation Plan: Reclaimed Water will not be available in Phase 1 for a few years. RPi has installed “purple pipe” so we will be ready when it becomes available. Builders should plan for potable water as the source for irrigation. The plan should include how to separate reclaimed water and potable and how they will be switched when reclaimed is available. ______l. Electrical plan showing all exterior lighting; provide photos of catalog cuts of exterior lighting fixtures ______5. Floor Plans (In a scale appropriate to show all detail (1/8” =1’-0” minimum) showing overall dimensions, rooms and spaces labeled, area tabulations for each floor with open porches shown separately, all windows and doors with swings, overhangs of balconies, eaves bays and dormers as dashed lines. Include an exact computation of the square footage stated by floor in the case of multi-floored residences and finished floor elevations.

Elevations should depict all four (4) sides, including hidden views and show doors and windows, porches and balconies, principle materials rendered and identified, floor to floor heights, floor to ceiling heights, eave and bearing heights and overall height in relation to ground level and roof pitch and material (Must be appropriate to topography of the site.) Scale 1/8” +1’-0” (minimum). ______a. Total height dimension ______b. 17. The Inspection Process: Town Architect will inspect at the following phases:

INSPECTION #1 A (On Site) FFE is set. String lines set review. Tree survey is reviewed and potential tree removal is approved.

INSPECTION #1 B (By Email) Builder provides a certified survey showing the setbacks and FFE for confirmation by the Town Architect and a tree survey with trees kept and trees removed marked. (Builder will cc RPi)(Town Architect will provide builder confirmation and cc RPi)

INSPECTION #2 (On Site) Builder to request of Town Architect (cc RPi): On-site inspection by the Town Architect when the house is dried in, windows and doors are set, and roofing material is on site. The Town Architect will confirm that the construction complies with the approved plans and the trees kept/removed are according to plan approval. (Town Architect will provide builder with signed inspection form and cc RPi.)

INSPECTION #3 (On Site) Builder to request of Town Architect (cc RPi): Final on-site inspection of completed construction including construction materials, detail, colors and landscaping. (Town Architect will provide builder with signed inspection form and cc RPi.)

Ruckel Properties, Inc. 10/28/16 Builders will send in a request for inspection form to Town Architect at each phase and copy Ruckel Properties (Form provided for builders on website). Fines will be imposed if inspections are not requested at the correct phase of construction.
