The above schedule may and probably will be changed at the instructor’s discretion.

Guest speakers may be substituted for any of the above scheduled chapters.

The student is expected to read the text prior to attending the class as all material may not be covered in class, and unscheduled quizzes may be given at the beginning or the end of the class. If you leave early, your grade will be adjusted accordingly. There are no make-up exams.

OFFICE HOURS/INSTRUCTOR CONFERENCE: One half hour before or after class by appointment. You need to call (626) 331-0141 and make an appointment with the secretary. Please mention where you can be reached. You can also e-mail the instructor using the proper class identification in the subject line.

1 Course Description: A study of the field of real estate with an emphasis on property management, leases and the necessary disclosures, contacts, and establishing a client base and general real estate practices for owners and managers of residential and commercial income properties. Meets California real estate license requirements for salesperson and broker. If you would like to submit an evaluation of this course and/or your instructor to the Department of Real Estate (DRE) you will need to have Adobe Acrobat Reader (available free at http://www.adobe.com/products/acrobat/readstep2.html) installed on your computer.

You can provide your evaluation by:

1. Going to http://www.dre.ca.gov on the Internet and looking for the link to “Course and Instructor Evaluation” which is located at the bottom of the right sidebar. Click on the link, complete the form, and then click on the “Send Your Evaluation to the DRE” OR: 2. Going directly to http://secure.dre.ca.gov/pdf on the Internet, completing the form, and then clicking on the “Send…” button will send your completed form directly to the DRE. To complete the form, you will need to know that the course type is pre-licensing; the date that the course is taken (summer, fall or spring and the year). The method of presentation is either seminar/live or Internet; the course provider is Mt. San Antonio College and the name of the instructor.

DROPPING THE CLASS LATE & PREREQUISITE: Students are advised that it is the student’s Responsibility to drop this class on or before the official drop date by contacting Registration or an “F” grade may be given. Prerequisite: BUSR 50 – Real Estate Principles

OBJECTIVES:

Upon completion of the course, the student will be able to complete, understand and explain leases and be able to anticipate financial and physical challenges facing investors and brokers

EXAMINATIONS AND ASSIGNMENTS:

1. At least two examinations will be given—a midterm and a final. 2. A three-hour COMPREHENSIVE FINAL EXAMINATION will be given at the end of the course and on material covered in the text, in lectures and in classroom discussions.

ATTENDANCE: Roll will be taken at each class meeting. Student may be dropped on the seventh hour of unexcused absence. The student is ULTIMATELY responsible for dropping the class by personally processing a drop form.

GRADE DETERMINATIONS based on a point system:

13 out 15 chapters test 10 130 360-400=A Midterm 80 320-359=B Projects (2) 25 50 280-319=C Final Examination 100 100 240-279=D Personal Evaluation (**) 40 40 239 & Below = Fail

2 (**) Personal evaluation will be based on attendance, punctuality, participation, enthusiasm, and initiative.
